Banks, ATM operators, retail brands and quick-delivery stores rent space from owners, usually on long leases. Most want a ground-floor space on a busy road, with a wide front, parking, power and clear papers. Gmore has no tie-up with any bank or brand. What we do: our videographer films your shop, showroom or building, Gmore lists it with the video, and businesses looking for space contact you directly. There is no brokerage: the fee to start is from ₹4,999 including GST, set for your property and shown before you pay, then ₹999 a month after the first 3 months while it stays listed. If no tenant moves in within 12 months, you get a full fee refund, minus GST.

Commercial
Who rents commercial space, and what they look for
Gmore has no tie-up with any bank, ATM company, brand or delivery app, and cannot place your space with one. This is what these tenants usually look for, and how they find space, so you can see whether yours fits.

|---|---|---|
| A bank branch | Ground-floor space on a main road with a wide front, parking for staff and customers, power backup, and room for a strong room built to the bank's design | "Premises required on lease" notices in newspapers and on the bank's own website, with a technical bid and a price bid |
| An ATM | A small ground-floor room facing a busy road, with power and room for a power backup | The bank itself, or a company that installs and runs ATMs for banks |
| A retail or food brand | A wide front on a busy shopping road, a large floor and parking | Their own property team and local brokers |
| A quick-delivery store | Ground-floor space close to homes, with road access for two-wheelers, power and water | The app, or a partner company that runs the store |

Questions
Questions owners ask
How do I rent my property to a bank?
Banks find branch and ATM space through public notices: "premises required on lease" advertisements in newspapers and on the bank's own website, usually asking for a technical bid and a price bid. Watch for these notices for your town and reply with what they ask for. Banks usually want ground-floor space on a main road, parking, power backup and clear papers, and a strong room may have to be built to the bank's design.
How do I rent my space for an ATM?
An ATM needs a small ground-floor room facing a busy road, with power and room for a power backup. Banks place ATMs themselves or through companies that install and run ATMs for them, and they look for spots where many people pass. Ask the branches near you, watch for their notices, and list the space so anyone looking for one can see it.
Can I rent my property to Reliance, Blinkit, Zepto or another brand?
Yes, if your space fits what they need, and you deal with them or their agents directly. Large retail chains choose spaces through their own property teams and local brokers, and look for a wide front on a busy road, parking and a large floor. Quick-delivery apps use small ground-floor stores close to homes, with road access for two-wheelers, power and water, sometimes leased by a partner company that runs the store. Gmore has no tie-up with any of these companies.
Does Gmore have a tie-up with banks or brands?
No. Gmore does not represent any bank, ATM company, retail chain or delivery app, and cannot place your property with one. We film and list your space with a full video, and you deal directly with any business that contacts you.
What should a lease with a business say?
Put everything in writing: the rent, the deposit, how much the rent rises and how often, the lock-in period, who pays for changes to the building, and when the rent starts after the tenant fits out the space. A lease for more than a year must be registered. Have a lawyer read the draft before you sign.
How much rent will a bank or a brand pay?
It depends on the town, the road and the space. Banks ask for rates in their notice and choose on location and price, and brands negotiate. Look at what similar shops and offices on your road rent for. Gmore does not set the rent: you agree it with the tenant.
How do I rent out my house without a broker?
List it with Gmore on this page. It takes about 3 minutes: where the property is, what it is, its size and your expected rent, then your phone number. You see your fee, pay online, and pick a time for our filming visit. Your Property Advisor calls you by the next working day, our team films the property, and your listing goes live on Gmore. Tenants searching nearby are alerted and contact you directly, or Gmore takes every enquiry for you.
How much does it cost?
From ₹4,999 including GST, for a rent up to ₹15,000 a month. Your exact fee is set for your property, by its monthly rent, and shown to you before you pay. It covers the filming visit, the professional video and the first 3 months of listing. After that the listing continues at ₹999 a month until you stop. There is no brokerage when your property rents.
Do I pay brokerage when it rents?
No. You pay the flat listing fee and nothing when a tenant moves in.
What if no tenant moves in?
If no tenant moves in within 12 months of your listing going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your rent within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
What if you cannot film my property, or I need to cancel?
If we cannot film your property for any reason on our side, we refund the payment in full. If you need to move the filming date, tell us at least 24 hours before the confirmed time and we move it at no cost. Once you have paid, the payment is not refunded if you change your mind. A duplicate or double charge is always refunded. Read the refund terms.
How long does it take to find a tenant?
It depends on the rent, the location and demand, and nobody can promise a date. What Gmore changes is who calls: tenants watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 12 month refund promise behind it. Read the refund terms.
What do I need to rent out my property?
Keep these ready: Proof that you own the property: the sale deed and a recent Encumbrance Certificate (EC); The approved building plan, and permission for commercial use where your local body asks for it; Recent property tax receipts and an electricity bill showing the connected load; Your ID and PAN; Your terms: rent, deposit, lease length and when the space is available. Your Property Advisor goes through them with you on the call.
How do tenants contact me?
You choose. Tenants can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested tenant books a site visit.
Who sees my documents?
Only your Property Advisor, who checks them with you. Your documents are never shown on your listing.
Will my name be shown?
Only if you say yes. You can list under Gmore so people see the property, not you, and you decide whether the video is shared on Gmore's social media.
What can I rent out?
Houses, flats, villas, builder floors and commercial property such as shops and offices.
Do I have to be the owner?
You must own the property or be authorised by the owner to rent it out, for example as a family member or with a power of attorney. You confirm this on the form.
