Flats
Selling flats online, anywhere in India
Our filming team covers properties across India, Monday to Saturday, 10 AM to 4 PM. Most properties on Gmore today are in Tamil Nadu, where owners in Chennai, Coimbatore, Madurai, Trichy, Salem, Vellore, Hosur and Namakkal have sold through Gmore.
A video shows a buyer every room, the view, the building, the lift and the common areas before they visit, so the people who call already know the flat.
What flat buyers ask first
- Floor and lift
- Which floor the flat is on, whether the building has a lift and a power backup for it, and the view.
- Parking
- Whether a covered or open car park comes with the flat, and whether it is written in the sale deed.
- Maintenance
- The monthly maintenance, what it covers, and whether the association or society is run well.
- Approval and age
- How old the building is, and whether it has an approved plan and an occupancy or completion certificate.
Say these in your video and your listing: the buyers who call are then the ones your flat suits.

01
Ask your bank for the closing amount
If your flat still has a home loan, ask your bank for a letter with the amount to close it, and the list of original documents it holds.
02
Get the no-dues letter
Ask the apartment association or the society for a letter that no maintenance or other dues are pending. In a cooperative society, ask how it admits the buyer as a member.
03
Agree how the loan is paid off
Part of the buyer's payment, or their bank's loan, goes straight to your bank to close your loan. Write this into the sale agreement.
04
Register the sale
You and the buyer sign the sale deed at the sub-registrar office, and the rest of the price is paid to you.

Questions
Questions owners ask
How do I sell my flat online?
List it with Gmore from this page. In about 3 minutes you say where the flat is, its size and your expected price, see your fee and pay online. Your Property Advisor calls you by the next working day, our videographer films the flat, every room, the building and the common areas, and Gmore lists it with the video and alerts buyers searching nearby. Buyers call or WhatsApp you directly, or Gmore takes every enquiry for you.
I want to sell my flat. What do I need?
The sale deed showing your share of the land as well as the flat, the earlier deeds, a recent EC, the approved plan and the occupancy or completion certificate if one was issued, a no-dues letter from the association (in a cooperative society, the share certificate and transfer papers), property tax and maintenance receipts, and ID and PAN for every owner. In Bangalore, add the Final e-Khata.
Where can I sell my flat online?
On the property websites and apps that take flat listings, including Gmore, where our team films your flat, it is listed with the video and buyers call you directly. Most owners list on more than one. The options, what each costs owners and who each suits are compared on gmore.app/blog/best-websites-to-sell-property-in-india.
Can I sell my flat if it still has a home loan?
Yes. Ask your bank for a letter with the amount to close the loan. Part of the buyer's payment, or their bank's loan, clears yours, your bank hands back the original documents, and the sale is registered.
Do I need a society NOC to sell my flat?
It depends on the state and the society's rules. In Maharashtra, the model bye-laws for cooperative housing societies do not require a society NOC to transfer a member's share, but the society dues must be paid and the buyer admitted as a member. Elsewhere, buyers and their banks usually ask for a no-dues letter from the owners' association, so ask for one early.
What is the undivided share of land (UDS)?
It is your share of the land the building stands on, which passes to the buyer with the flat. In Tamil Nadu and Karnataka the sale deed of a flat states it, and a buyer and their bank check that it is there.
How can I sell my flat fast?
Keep the papers ready before the first call, because most flat buyers take a home loan and their bank checks them before it pays. Price the flat by what similar flats in your building or street actually sold for, clean it and switch on every light for the filming visit. Gmore does not buy flats, and nobody can honestly promise a sale date. More on gmore.app/sell/fast.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: The sale deed, showing your share of the land as well as the flat, and the earlier parent documents; A recent Encumbrance Certificate (EC), or the search of past deeds your registration office gives; The approved building plan, and the occupancy or completion certificate if one was issued; A no-dues letter from the apartment association, or, in a cooperative housing society, the share certificate and the society's transfer papers; Proof that the flat is in your name with the local body: the Final e-Khata in Bangalore, the property tax record elsewhere; Recent property tax receipts, maintenance receipts and the electricity bill; If the flat has a home loan: a letter from your bank with the amount to close it; ID and PAN for every owner on the deed. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
Ready to sell your property?
About 3 minutes. You see your exact fee before you pay.
