Questions
Questions owners ask
How do I sell my flat, house or land in Kochi?
List it with Gmore from this page. We film your property in Kochi, and your video goes to buyers searching for property in Kochi and nearby. Enter a flat in sq ft and land in cents. Check the fair value of the land first, and for a flat keep the valuation certificate from an approved valuer ready: a flat sale cannot be registered without it.
Where is a property sale in Kochi registered?
At a sub-registrar office of the Ernakulam registration district, South Central Zone. There are 25 sub-registrar offices there. You and the buyer sign the sale deed at the office, and you can book a token and pay the registration fee online on PEARL (pearl.registration.kerala.gov.in).
Who approves layouts and building plans in Kochi?
Kochi Corporation issues building permits under the Kerala Municipality Building Rules, 2019, through K-SMART, and GCDA, the Greater Cochin Development Authority, is the planning authority for the Cochin metropolitan area. Keep the approval number of your layout or building ready: buyers and their banks ask for it.
How do I sell land or property in Kerala?
Check the fair value first on igr.kerala.gov.in, because stamp duty is charged on the fair value or the price, whichever is higher. Prepare the sale deed on stamp paper (e-stamp when the duty is ₹1 lakh or more), book a token on PEARL and pay the 2% registration fee online. At the sub-registrar office bring Form I, Form No. 58, the mutation application, your earlier title deeds, the tax receipts and ID. The sub-registrar forwards the mutation to the Revenue Department online.
What is fair value in Kerala?
The land value fixed by the government under section 28A of the Kerala Stamp Act and published per are on igr.kerala.gov.in. It was raised by 20% from 1 April 2023 (G.O.(P) No.45/2023/TAXES). Stamp duty and the registration fee are charged on the fair value or the price, whichever is higher.
What is the stamp duty to sell a flat or house in Kochi?
8% stamp duty and a 2% registration fee on the fair value or the price, whichever is higher, the same in panchayats, municipalities and corporations. A flat sale also needs a valuation certificate from an approved valuer under section 28B of the Kerala Stamp Act.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
How long does it take to sell?
It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: Your earlier title deeds and the property (building) tax receipts; For a flat: a valuation certificate from an approved valuer under section 28B of the Kerala Stamp Act; Form I, Form No. 58 and, for a building, Form 1B, signed with the buyer; For land: the land tax receipt, the Thandaper details and, where the resurvey is done, the pre-mutation sketch; ID for every owner, and PAN (or Form 60 for a price over ₹10 lakh); The occupancy certificate and a no-dues letter from the flat owners' association. Your Property Advisor goes through them with you on the call.
