How the estimate works

  1. 1

    Your district price per acre

The calculator looks up the average price of one acre of farm land in your district, from Gmore's price data for 785 districts.

  2. 2

    Multiplied by your land size

Your size is converted to acres (100 cents = 1 acre, 1 hectare = 2.471 acres) and multiplied by the price per acre.

  3. 3

    Shown in lakhs and crores

You see the estimate, a typical range of plus or minus 15%, the district's recent price trend, its top crops, and its soil and water notes.

Example

2.26 acres in Mayiladuthurai, Tamil Nadu at ₹26 Lakhs per acre comes to ₹58.76 Lakhs.

Price per acre × acres = estimate: ₹26 Lakhs × 2.26 = ₹58.76 Lakhs.

The district prices were last updated in early 2025, so a recent rise or fall in your area may not show yet. The price rise figure is each district's trend in recent years as recorded in this data. It shows the direction of the local market and is not a forecast.

The soil and water notes for each district cite sources such as ICAR, the Central Ground Water Board (CGWB) and state agriculture and water resources departments. The source line for your district appears with your result.

What changes a farm's value

Two farms in the same district can sell at very different prices. These are the things buyers and valuers look at first.

Water

A working borewell or open well, canal water or a river nearby. Buyers want to know where the water comes from, and land with reliable water sells for more.

Road access

A road along the boundary, how wide it is, and whether it is a tar road. Land a truck can reach all year is easier to sell.

Soil

Fertile, well-drained soil that suits the crops grown nearby. Saline or rocky patches lower the price.

Clear title

Patta and chitta (or your state’s land record) in the seller’s name, a clean Encumbrance Certificate and a matching survey sketch. Missing papers slow a sale and lower offers.

Layout or land use approval

Land near a growing town that can be approved for a residential layout, or converted to another use, can sell well above farm prices.

Distance to town

A short drive to a town, a highway, schools and markets raises demand. Shape matters too: a regular plot is easier to farm and to divide.

An estimate, not a valuation

This calculator gives an estimate from district average prices. It is not a formal appraisal, a valuation report or the government guideline value, and it should not be used as one.

The actual value of a farm varies with soil quality, irrigation and water, road frontage, infrastructure nearby, the local market and regulations on land use. For a sale, a bank loan or a legal matter, get a valuation from a registered valuer and check recent sales near your land.

Questions about farm land value

How do I calculate the value of my agricultural land?

Multiply the price per acre in your district by your land size in acres. For example, 2.26 acres in Mayiladuthurai, Tamil Nadu at ₹26 Lakhs per acre comes to ₹58.76 Lakhs. This calculator does it for you: choose your state and district, enter your land size and tap Calculate my farm's value.

How accurate is this farm value estimate?

It is a starting point, not a formal appraisal. It uses the average price per acre for the whole district, so land with a good road, reliable water and clear papers can sell above it, and land without them can sell below it. For a sale, a bank loan or a legal matter, get a valuation from a registered valuer.

Is this the government guideline value of my land?

No. The guideline value (called the circle rate or ready reckoner rate in some states) is set by the state registration department to calculate stamp duty, and it is often different from the market price. Check your state registration department's website for the guideline value of your survey number.

How many cents make one acre, and how big is a hectare?

100 cents make one acre, and one cent is 435.6 square feet. One hectare is about 2.471 acres. You can enter your land size in acres, cents or hectares, and the calculator converts it to acres.

What makes agricultural land more valuable?

Buyers pay more for land with reliable water (a working borewell, a canal or a river nearby), a road along the boundary, fertile soil, clear title documents, a regular shape and a short drive to a town or a highway. Land that can be approved for a layout or another use can also sell for more.

Which districts in Tamil Nadu have the highest farm land prices?

In this tool's data, Thanjavur, Thiruvallur and Vellore have the highest average price, at ₹1.3 Crores per acre, followed by Tiruchirapalli at ₹1.1 Crores. Pudukkottai has the lowest, at ₹15 Lakhs per acre. The table on this page lists all 38 districts.
