Commercial properties
Selling commercial properties online, anywhere in India
Our filming team covers properties across India, Monday to Saturday, 10 AM to 4 PM. Most properties on Gmore today are in Tamil Nadu, where owners in Chennai, Coimbatore, Madurai, Trichy, Salem, Vellore, Hosur and Namakkal have sold through Gmore.
A video shows a buyer the front, the road and the footfall outside, and the space inside, before they visit, so the people who call already know the property.
What commercial property buyers ask first
- Frontage and road
- How wide the front is, how busy the road is, and whether customers can park.
- Approved use
- Whether the building plan or the local body allows commercial use, and for which floors.
- Tenant and rent
- If it is let out: who the tenant is, the monthly rent, the deposit and how long the lease runs.
- Power and access
- The connected electricity load, the lift or stairs, and access for deliveries.
Say these in your video and your listing: the buyers who call are then the ones your commercial property suits.
Selling with a tenant in place
- The buyer takes over as the landlord under the existing lease (section 109 of the Transfer of Property Act, 1882), so the tenant can stay.
- Give the buyer the lease deed, the rent received and the tenant's deposit details, and agree in the sale agreement how the deposit passes to the buyer.
- Tell the tenant in writing, after the sale, to pay the rent to the new owner.
General information, not legal advice. Have a lawyer read the sale agreement before you sign.
Tax and charges when you sell
- No GST on the sale of land or a completed building: Schedule III of the Central Goods and Services Tax Act, 2017 keeps them outside GST.
- If the price or the stamp duty value is ₹50 lakh or more, the buyer deducts 1% TDS from a resident seller, under section 393(1) of the Income-tax Act, 2025.
- Any gain is a capital gain: a building or land held for more than 24 months gives a long-term gain, taxed at 12.5%.
- Stamp duty and the registration fee are set by the state, as for any property.
Ask a tax professional to work out your own figures.

Questions
Questions owners ask
How do I sell my commercial property online?
List it with Gmore from this page. In about 3 minutes you say where the commercial property is, its size and your expected price, see your fee and pay online. Your Property Advisor calls you by the next working day, our videographer films the commercial property, its front, the road and the space inside, and Gmore lists it with the video and alerts buyers searching nearby. Buyers call or WhatsApp you directly, or Gmore takes every enquiry for you.
I want to sell my shop. What do I need?
The sale deed and the earlier deeds, a recent EC, the approved building plan and permission for commercial use where your local body asks for it, the completion certificate if one was issued, property tax receipts and the electricity bill, and ID and PAN for every owner. If the shop is let out, add the lease deed and the details of the tenant's deposit.
Where can I sell my commercial property online?
On the property websites and apps that take commercial property listings, including Gmore, where our team films your commercial property, it is listed with the video and buyers call you directly. Most owners list on more than one. The options, what each costs owners and who each suits are compared on gmore.app/blog/best-websites-to-sell-property-in-india.
Can I sell a commercial property with a tenant in it?
Yes. The buyer takes over as the landlord under the existing lease (section 109 of the Transfer of Property Act, 1882), so many buyers want a let-out property for its rent. Give the buyer the lease, the rent paid and the deposit details, and agree in the sale agreement how the tenant's deposit passes to the buyer.
Is GST charged when I sell a shop or a commercial building?
No GST is charged when you sell land or a completed building: Schedule III of the Central Goods and Services Tax Act, 2017 keeps them outside GST. GST applies to a building sold by its builder before it is completed. Stamp duty and the registration fee are charged by the state, as for any property.
Is TDS deducted when I sell commercial property?
Yes, as for any property. If the price or the stamp duty value is ₹50 lakh or more, the buyer deducts 1% TDS from a resident seller under section 393(1) of the Income-tax Act, 2025. Give the buyer your PAN, or the deduction is at least 20%.
How can I sell my commercial property fast?
Keep the approvals, the completion certificate and, if it is let out, the lease and the rent details ready before the first call, and price it by what similar shops or offices on your road actually sold for. Our videographer films the front, the road and the space inside, so buyers can shortlist it before they visit. Gmore does not buy property, and nobody can honestly promise a sale date. More on gmore.app/sell/fast.
How do buyers value a commercial property?
By the location, the road and the frontage, and, if it is let out, by the rent: many buyers compare the yearly rent with the price. Look at what similar shops or offices on your road actually sold for, not the prices people ask.
Can I rent it out instead?
Yes. Gmore also lists shops, offices and buildings for rent, with a full video, and businesses looking for space contact you directly. What banks, ATMs and brands look for is on gmore.app/rent-out/commercial.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: The sale deed and the earlier parent documents; A recent Encumbrance Certificate (EC), or the search of past deeds your registration office gives; The approved building plan, and permission for commercial use where your local body asks for it; The completion or occupancy certificate if one was issued; Recent property tax receipts and the electricity bill showing the connected load; If it is let out: the lease deed, the rent and the tenant's deposit; If the property has a loan: a letter from your bank with the amount to close it; ID and PAN for every owner on the deed. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
Ready to sell your property?
About 3 minutes. You see your exact fee before you pay.
