To sell a property fast, price it where buyers will pay, keep your documents ready before the first call, show the whole property on video, reach as many serious buyers as you can at once, and answer every call the same day. Gmore does the filming and the reaching: we film your house, flat or land, list it with the video and alert buyers searching nearby, and buyers contact you directly. Gmore does not buy property, and nobody can honestly promise a sale date. There is no commission: the fee to start is from ₹8,999 including GST, set for your property and shown before you pay, then ₹999 a month after the first month while it stays listed. If it is not sold in 18 months, you get a full fee refund, minus GST.

Sell fast
What makes a property sell faster
Most owners who come to Gmore are in a hurry: as of October 2026, 75 of the 120 owners who told us their timeline wanted to sell within a month. These six things make the biggest difference, whoever you sell through.
01
Price it where buyers will pay
The price decides the speed more than anything else. Go by what similar properties near you actually sold for, not the prices people ask. If you must sell within weeks, a price a little under the market brings buyers sooner.
Check the value of farm land in your district02
Get the documents ready before the first call
The sale deed and the parent documents, a recent Encumbrance Certificate (EC), and for land the patta, chitta and FMB sketch. A buyer who has to wait weeks for papers often moves on to another property.
Documents to sell land in Tamil Nadu03
Show the whole property on video
Buyers decide whom to call from what they see. A full video of every room, or of the land, its boundary and the road to it, lets a buyer who lives far away decide before visiting, so the visits you get are serious.
04
Reach many buyers at once
Put it where buyers search, and tell people near you. On Gmore, buyers searching nearby get an alert the moment your video goes live.
05
Answer the same day and make visits easy
Buyers usually look at more than one property. Answer every call and message the same day and offer a site visit within a day or two, or let Gmore take every enquiry for you.
06
Know your terms before you negotiate
Decide your lowest price, how soon you can register the sale, and whether a loan on the property will be cleared from the sale money.
| Your property | What slows the sale down | What to do first |
|---|---|---|
| Land or farm land | The patta not in your name, a survey number that does not match the FMB sketch, no clear road to the land | Get the patta transferred, check the FMB sketch, and show the road in the video |
| A house or villa | Repairs left undone, an unclear building approval, a loan still on the house | Fix the small things, keep the approved plan ready, ask your bank for the amount to close the loan |
| A flat | No completion or occupancy certificate, unpaid association dues, the undivided share of land (UDS) not in the deed | Collect the certificates and a no-dues letter from the association before you list |

Questions
Questions owners ask
How can I sell my property fast?
Price it where buyers will pay, going by what similar properties near you actually sold for. Keep the sale deed, a recent Encumbrance Certificate (EC) and, for land, the patta, chitta and FMB sketch ready before the first call. Show the whole property on video, put it where many buyers look at once, answer every call the same day and make site visits easy. On Gmore, our videographer films your property, and buyers searching nearby are alerted when it goes live.
I want to sell my house urgently. What should I do first?
Check the price first: recent sales of similar houses in your area, and the guideline value on your state registration department's website (tnreginet.gov.in in Tamil Nadu). Then gather the documents, clear and clean the house for filming, and list it. If you must sell within weeks, a price a little under the market brings buyers sooner. Tell your Property Advisor your deadline when they call.
How can I sell my land urgently?
Land sells faster when the papers are clean: the patta in your name, the survey number matching the FMB sketch, a recent EC with no loans or claims, and a clear road to the land. Quote the price by the acre or cent, the way buyers nearby compare land. Farm land can be sold only to a person living in India, so NRIs cannot buy it. Our videographer films the land, its boundary and the road to it, so buyers who live far away can decide before they visit.
How can I sell my flat immediately?
Many flat buyers take a home loan, and their bank checks the papers before it pays. Keep the sale deed showing your undivided share of land (UDS), the approved plan, the completion or occupancy certificate if one was issued, and a no-dues letter from the apartment association ready. If your flat still has a loan, ask your bank for a letter with the amount to close it. Clean the flat and switch on every light for the filming visit.
Does Gmore buy property?
No. Gmore does not buy property or make instant offers. We film your property, list it and bring buyers to you, and you sell to the buyer you choose, at the price you agree, with no commission.
Can Gmore promise to sell my property within a fixed time?
No one can honestly promise that: the price, the place and demand decide it. What Gmore promises is a full fee refund, minus GST, if your property is not sold within 18 months of going live, on the terms on the Cancellation and Refunds page. Read the refund terms.
How soon can my property be live on Gmore?
Your Property Advisor calls you by the next working day after you list. Filming is at the time you pick, Monday to Saturday, 10 AM to 4 PM, and your listing goes live once the video is ready and you have verified your ID in the Gmore app.
Someone offered to buy my property at once. Should I take it?
Compare the offer with recent sales near you before you agree. Take an advance only with a written agreement that states the price and the date of registration, and never hand over your original documents before the sale is registered.
How do I sell my property without an agent?
List it with Gmore on this page. It takes about 3 minutes: where the property is, what it is, its size and your expected price, then your phone number. You see your fee, pay online, and pick a time for our filming visit. Your Property Advisor calls you by the next working day, our team films the property, and your listing goes live on Gmore. Buyers searching nearby are alerted and contact you directly, or Gmore takes every enquiry for you.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
What if you cannot film my property, or I need to cancel?
If we cannot film your property for any reason on our side, we refund the payment in full. If you need to move the filming date, tell us at least 24 hours before the confirmed time and we move it at no cost. Once you have paid, the payment is not refunded if you change your mind. A duplicate or double charge is always refunded. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: The sale deed (title deed) and the earlier parent documents; A recent Encumbrance Certificate (EC); For land in Tamil Nadu: patta, chitta and the FMB sketch; The approved layout or building plan, if there is one; Recent property tax receipts; ID and PAN for every owner on the deed. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
Who sees my documents?
Only your Property Advisor, who checks them with you. Your documents are never shown on your listing.
Will my name be shown?
Only if you say yes. You can list under Gmore so people see the property, not you, and you decide whether the video is shared on Gmore's social media.
What kinds of property can I sell?
Houses, villas, flats, builder floors, residential plots and layouts, farm land, agricultural land, farmhouses and commercial property. What to keep ready for each is on gmore.app/sell/land, gmore.app/sell/plot, gmore.app/sell/house, gmore.app/sell/flat and gmore.app/sell/commercial.
Do I have to be the owner?
You must own the property or be authorised by the owner to sell it, for example as a family member or with a power of attorney. You confirm this on the form.
How do I contact Gmore?
