Plots

Selling plots online, anywhere in India

Our filming team covers properties across India, Monday to Saturday, 10 AM to 4 PM. Most properties on Gmore today are in Tamil Nadu, where owners in Chennai, Coimbatore, Madurai, Trichy, Salem, Vellore, Hosur and Namakkal have sold through Gmore.

A video shows a buyer the plot, the road in front and the layout around it before they travel, so the people who call already know the plot.

What plot buyers ask first

Approval
The layout approval number, or how the plot was regularised.
Road
The width of the road in front of the plot, and whether it is a tar road.
Facing and corner
Which way the plot faces, and whether it is a corner plot.
What is nearby
The electricity line, water and drainage, and the distance to schools, the bus stand and the main road.

Say these in your video and your listing: the buyers who call are then the ones your plot suits.

Who approves layouts and building plans

  • Tamil Nadu: DTCP, the Directorate of Town and Country Planning, and CMDA in and around Chennai.
  • Ahmedabad: Inside the city, the Ahmedabad Municipal Corporation grants development permission; outside it, AUDA grants development and building use (BU) permission, so keep those approvals ready.
  • Bangalore: Inside the Greater Bengaluru Area, the Greater Bengaluru Authority approves layouts and the city corporations sanction building plans, so keep the approval and your e-Khata ready.
  • Delhi: DDA plans the city through the Master Plan for Delhi, and the local body sanctions building plans under the Unified Building Bye-Laws 2016, so keep the sanctioned plan ready.
  • Gurugram: DTCP Haryana licenses private colonies, GMDA approves building plans in its area and HSVP in its own sectors, so keep the licence, the approved plan and the occupation certificate ready.
  • Hyderabad: HMDA plans the Hyderabad Metropolitan Region, and building and layout approvals in GHMC, HMDA and DTCP limits now go through the BuildNow portal, so keep your approval number ready.
  • Kochi: Kochi Corporation issues building permits under the Kerala Municipality Building Rules, 2019, applied for online on K-SMART, and GCDA plans the Cochin metropolitan area, so keep the building permit and the occupancy papers ready.
  • Kolkata: Inside the city, the Kolkata Municipal Corporation sanctions building plans and issues completion certificates, and in New Town NKDA does, so keep the sanctioned plan and the completion certificate ready.
  • Mumbai: BMC sanctions building plans under DCPR 2034, the SRA in slum areas, MMRDA in Bandra-Kurla Complex and Wadala, and MHADA in its own layouts, so keep the approval and the occupancy certificate ready.
  • Noida: The Noida Authority approves building plans and issues occupancy and completion certificates, so keep the occupancy certificate and the Authority's no-dues certificates ready.
  • Pune: PMC and PCMC approve building plans in their limits, and PMRDA gives layout and building permission and occupancy certificates in the villages of the Pune Metropolitan Region, so keep the approval and the occupancy certificate ready.

Keep your approval number ready: buyers and their banks ask for it first.

Questions

Questions owners ask

How do I sell my plot online?

List it with Gmore from this page. In about 3 minutes you say where the plot is, its size and your expected price, see your fee and pay online. Your Property Advisor calls you by the next working day, our videographer films the plot, the road in front and the layout around it, and Gmore lists it with the video and alerts buyers searching nearby. Buyers call or WhatsApp you directly, or Gmore takes every enquiry for you.

I want to sell my plot. What do I do first?

Find the layout approval number, the sale deed, the parent documents and a recent EC, then clear the plot and mark its corners. Check what similar plots in the same layout or street sold for. Then list it on this page: you see your fee before you pay, and our videographer films the plot, the road in front and the layout around it.

Where can I sell my plot online?

On the property websites and apps that take plot listings, including Gmore, where our team films your plot, it is listed with the video and buyers call you directly. Most owners list on more than one. The options, what each costs owners and who each suits are compared on gmore.app/blog/best-websites-to-sell-property-in-india.

What approval should my plot have?

A plot in a layout should be in a layout the planning authority approved: DTCP or CMDA in Tamil Nadu, and the development authority or the town planning department in other states. Banks usually lend only on approved plots, so buyers who take a loan ask for the approval number first. In many states a plot in an unapproved layout must be regularised before its sale can be registered. Your Property Advisor checks this with you.

How are plots measured?

In sq ft in most cities. Tamil Nadu and Kerala also use cents (one cent is 435.6 sq ft), Chennai uses grounds (one ground is 2,400 sq ft), Hyderabad and North India use square yards or gaj (one square yard is 9 sq ft), and Andhra Pradesh uses ankanams (one ankanam is 72 sq ft). Enter the size the way your documents give it.

How can I sell my plot fast?

Keep the approval number, the sale deed, the parent documents and a recent EC ready before the first call, clear the plot and mark its corners, and price it by what similar plots in the same layout or street actually sold for. Our videographer films the plot, the road in front and the layout around it. Gmore does not buy plots, and nobody can honestly promise a sale date. More on gmore.app/sell/fast.

How much does it cost?

From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.

Do I pay commission when my property sells?

No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.

What if my property does not sell?

If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.

What documents do I need to sell my property?

Keep these ready: The sale deed and the earlier parent documents; A recent Encumbrance Certificate (EC), or the search of past deeds your registration office gives; The approved layout plan showing your plot number and the approval number, or the regularisation order; Proof that the plot is in your name with the local body or the revenue office: the patta in Tamil Nadu, the khata in Karnataka, the mutation entry elsewhere; Property tax receipts, if the plot is assessed; ID and PAN for every owner on the deed. Your Property Advisor goes through them with you on the call.

How do buyers contact me?

You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
