Water first: borewells in Coimbatore district usually go 100 to 250 ft deep, with about 600 to 1000 mm of rain a year, so say your borewell depth and yield. Then the soil, mostly red and lateritic soil, and what grows there (coconut, banana and sugarcane are the main crops). Yes. Pollachi has had its own Local Planning Area since 1973 (G.O.Ms.No.2011, Rural Development and Local Administration), covering the municipal area. Its master plan was approved in 1990, and a modified master plan on 18 March 2005 (G.O.(Ms.) No.93, Housing and Urban Development). DTCP also lists Pollachi for a new GIS-based master plan under AMRUT 2.0, so ask the municipality's town planning section which plan applies to your survey number.

How does canal water reach farm land near Pollachi?

Through the Parambikulam-Aliyar Project, which includes the Pollachi, Vettaikaranpudur, Sethumadai and Aliyar Feeder canals. Under the 1993 Act, the project's land in Pollachi, Udumalpet, Palladam, Tiruppur, Kangeyam and Dharapuram taluks is split into four zones, and each zone gets water by turn, once in two years. Ask the Water Resources Department whether a survey number is in the project area and which zone it is in.

From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.

Do I pay commission when my property sells?

No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.

Read the refund terms.

How long does it take to sell?

It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.

What documents do I need to sell my property?

You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
