Houses
Selling houses online, anywhere in India
Our filming team covers properties across India, Monday to Saturday, 10 AM to 4 PM. Most properties on Gmore today are in Tamil Nadu, where owners in Chennai, Coimbatore, Madurai, Trichy, Salem, Vellore, Hosur and Namakkal have sold through Gmore.
A video shows a buyer every room, the kitchen, the terrace and the street before they visit, so the people who call already know the house.
What house buyers ask first
- Age and approval
- How old the house is, and whether it was built to an approved plan.
- Water
- A borewell, corporation or panchayat water, and the sump and overhead tank.
- Parking and road
- Car parking, and the width of the road in front.
- Facing
- Which way the house faces: many buyers ask for east or north facing.
Say these in your video and your listing: the buyers who call are then the ones your house suits.
What buyers and their banks check
- The title: the sale deed, the parent documents, and a recent EC with no loan or claim on the house.
- The approved building plan, and whether the house was built to it.
- The completion or occupancy certificate, if one was issued.
- Property tax and the electricity bill, paid up to date and in your name.
- For a flat: your share of the land in the sale deed, and a no-dues letter from the association or society.
Most buyers take a home loan, and their bank checks these before it pays.
01
Ask your bank for the closing amount
If your house still has a home loan, ask your bank for a letter with the amount to close it, and the list of original documents it holds.
02
Agree how the loan is paid off
Part of the buyer's payment, or their bank's loan, goes straight to your bank to close your loan. Write this into the sale agreement.
03
Get the originals back
Once the loan is closed, your bank gives back the original documents and a letter that nothing is due.
04
Register the sale
You and the buyer sign the sale deed at the sub-registrar office, and the rest of the price is paid to you.

Questions
Questions owners ask
How do I sell my house online?
List it with Gmore from this page. In about 3 minutes you say where the house is, its size and your expected price, see your fee and pay online. Your Property Advisor calls you by the next working day, our videographer films the house, every room and the street outside, and Gmore lists it with the video and alerts buyers searching nearby. Buyers call or WhatsApp you directly, or Gmore takes every enquiry for you.
How can I sell my house fast?
Fix the small repairs, clear and clean every room, keep the approved plan and the completion or occupancy certificate ready, and price it by what similar houses near you actually sold for. Most buyers take a home loan, and their bank checks the papers before it pays, so ready papers save weeks. Gmore does not buy houses, and nobody can honestly promise a sale date. More on gmore.app/sell/fast.
Can I sell my house if it still has a home loan?
Yes. Ask your bank for a letter with the amount to close the loan. Part of the buyer's payment clears the loan, your bank hands back the original documents, and the sale is registered. Tell your Property Advisor about the loan when they call.
Can I sell my house without an agent?
Yes. List it with Gmore from this page: our videographer films the house, Gmore lists it with the video and alerts buyers searching nearby, and buyers call or WhatsApp you directly. You pay one flat fee, shown before you pay, and no commission when it sells.
Can I sell my flat this way?
Yes. Flats have their own page, with what buyers and their banks check in a flat sale in each state: gmore.app/sell/flat.
How do I get my house ready for the filming visit?
Clear and clean the rooms, switch on the lights and open the windows. Our videographer films every room, the kitchen, the bathrooms, the terrace and the street outside.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: The sale deed and the earlier parent documents; A recent Encumbrance Certificate (EC), or the search of past deeds your registration office gives; The approved building plan, and the completion or occupancy certificate if one was issued; Proof that the house is in your name with the local body: the khata in Karnataka, the patta in Tamil Nadu, the mutation entry or property tax record elsewhere; Recent property tax receipts and the electricity bill; If the house has a home loan: a letter from your bank with the amount to close it; ID and PAN for every owner on the deed. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
Ready to sell your property?
About 3 minutes. You see your exact fee before you pay.
