Questions
Questions owners ask
How do I sell my flat, house or land in Delhi?
List it with Gmore from this page. We film your property in Delhi, and your video goes to buyers searching for property in Delhi and nearby. Enter a flat in sq ft and a plot in square yards. Keep your title deed and the chain of earlier deeds, the MCD tax receipts and, for a DDA flat, the conveyance deed ready.
Where is a property sale in Delhi registered?
Deeds are registered at the sub-registrar office for the sub-division where the property is. Since September 2026 Delhi has 39, one in each registration sub-district across its 13 districts, and all of them work on NGDRS. You and the buyer sign the sale deed at the office, and you can book the appointment and search past deeds online on NGDRS Delhi (ngdrs.delhi.gov.in).
Who approves layouts and building plans in Delhi?
DDA plans the city through the Master Plan for Delhi, and the local body sanctions building plans under the Unified Building Bye-Laws for Delhi 2016; MCD runs an online building plan system. Keep the approval number of your layout or building ready: buyers and their banks ask for it.
How much stamp duty is paid on a property sale in Delhi?
6% of the deal value or the circle rate value, whichever is higher, when the buyer is a man, and 4% when the buyer is a woman, plus a registration fee of 1% and a ₹100 pasting fee. The buyer pays.
Can I sell a leasehold DDA flat?
DDA flats were allotted on lease. DDA's conversion scheme makes them freehold through a conveyance deed, after which you sell by a registered sale deed, and a sale while the flat is still leasehold needs DDA's permission. On 11 October 2026 DDA's portal said conversion from leasehold to freehold is on hold till further orders, with no new applications since 2 January 2026, so check the DDA portal before you agree a sale.
Can I sell property in an unauthorised colony in Delhi?
Through PM-UDAY. Owners in eligible unauthorised colonies get a conveyance deed (government land) or an authorisation slip (private land), registered at the sub-registrar. On 7 April 2026 the Ministry of Housing and Urban Affairs decided that 1,511 of the 1,731 unauthorised colonies will be regularised as they are, with the Revenue Department of Delhi issuing the deeds.
After I sell, do I need to change the name in MCD records?
For a sale deed registered on or after 1 April 2019, MCD's change of name in its property tax records starts automatically, with no separate application. It only changes who pays property tax; it does not give ownership.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
How long does it take to sell?
It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: Your title deed and the full chain of earlier deeds; For a DDA flat: the registered DDA conveyance deed (freehold); Up-to-date MCD property tax receipts; PAN, or Form 60, for a deal above ₹5 lakh, and ID for you, the buyer and two witnesses; A bank NOC if the property is mortgaged; For village land: the Jamabandi or Khasra Khatauni copy, and inside Lal Dora the Lal Dora certificate from the SDM.
