Land
Selling land online, anywhere in India
Our filming team covers properties across India, Monday to Saturday, 10 AM to 4 PM. Most properties on Gmore today are in Tamil Nadu, where owners in Chennai, Coimbatore, Madurai, Trichy, Salem, Vellore, Hosur and Namakkal have sold through Gmore.
A video shows a buyer the boundary, the road to the land and the land around it before they travel, so the people who call already know the land. Many land buyers live far from the land they buy.
What land buyers ask first
- Water
- A borewell or open well, its depth and yield, and whether there is an electricity connection for the pump.
- Road access
- Whether a road touches the land, how wide it is, and whether it is a tar road.
- Boundary and survey
- The survey numbers, the boundary stones or fence, and whether the area in the land record (the patta in Tamil Nadu) matches the land.
- Soil and trees
- The soil, what grows on it now, and the coconut, mango or other trees that come with the sale.
Say these in your video and your listing: the buyers who call are then the ones your land suits.
Check your land record online, by state
Buyers ask for the land record in your name before anything else. Each state keeps its own, on its own site.
- Delhi: Village land records (Khasra Khatauni), on Indraprastha Bhu-Lekh (dlrc.delhi.gov.in)
- Gujarat: Land records (7/12, 8A) and the urban property card, on AnyROR (anyror.gujarat.gov.in)
- Haryana: Encumbrance Certificate (EC) and land records (Jamabandi), on Web-HALRIS Haryana (jamabandi.nic.in)
- Karnataka: RTC (Pahani) for farm land, on Bhoomi, the Revenue Department (landrecords.karnataka.gov.in)
- Kerala: Thandaper, land tax and the pre-mutation sketch, on Ente Bhoomi (entebhoomi.kerala.gov.in)
- Maharashtra: The 7/12 extract, 8A and the property card, on Mahabhulekh, the Land Records Department (bhulekh.mahabhumi.gov.in)
- Tamil Nadu: Patta, chitta and the FMB sketch, on Tamil Nadu e-Services (eservices.tn.gov.in)
- Telangana: Farm land records and sales, on Bhu Bharati, the Revenue Department (bhubharati.telangana.gov.in)
- Uttar Pradesh: Village land records (khatauni), on UP Bhulekh (upbhulekh.gov.in)
- West Bengal: Record of rights (khatian) and land mutation, on Banglarbhumi, the Directorate of Land Records and Surveys (banglarbhumi.gov.in)
What slows a land sale down
- The land record still in an earlier owner's name: get it transferred to yours before you list.
- A survey number or area that does not match the survey sketch: have the land measured and the boundary stones checked.
- No clear road to the land: show the road in your video, and keep any written right of way ready.
- A loan or a claim on the land: a recent EC shows it, and a buyer's lawyer will find it.
- Owners who have not all agreed: every owner on the deed, or every legal heir, must sign the sale.
Your Property Advisor goes through them with you on the call.

Questions
Questions owners ask
How do I sell my land online?
List it with Gmore from this page. In about 3 minutes you say where the land is, its size and your expected price, see your fee and pay online. Your Property Advisor calls you by the next working day, our videographer films the land, its boundary and the road to it, and Gmore lists it with the video and alerts buyers searching nearby. Buyers call or WhatsApp you directly, or Gmore takes every enquiry for you.
I want to sell my land. Where do I start?
Start with the papers: if the land record is still in a parent's or an earlier owner's name, have it transferred to yours, and get a recent EC. Check what similar land near you actually sold for. Then list it: on this page it takes about 3 minutes, you see your fee before you pay, and our videographer films the land, its boundary and the road to it.
Where can I sell my land online?
On the property websites and apps that take land and farm land, including Gmore, where our team films your land, it is listed with the video and buyers call you directly. Most owners list on more than one. The options, what each costs owners and who each suits are compared on gmore.app/blog/best-websites-to-sell-property-in-india.
How can I sell my land fast?
Land sells faster when the papers are clean: the land record in your name, the survey number and area matching the survey sketch, a recent EC with no loan or claim, and a clear road to the land. Quote the price the way buyers nearby compare land, by the acre, cent or gunta. Our videographer films the land, its boundary and the road to it, so buyers who live far away can decide before they visit. Gmore does not buy land, and nobody can honestly promise a sale date. More on gmore.app/sell/fast.
Who can buy agricultural land?
A person living in India. NRIs and OCI cardholders cannot buy agricultural land, a plantation or a farmhouse in India, though many inherit it. Some states add their own rules on who may buy farm land, so check your state's rule before you agree a price.
Is there capital gains tax when I sell agricultural land?
Rural agricultural land is not a capital asset under the Income-tax law, so selling it carries no capital gains tax. Agricultural land within the set distance of a municipality, and land that is not agricultural, is taxed as a capital gain. Check your case with a tax adviser before you sell.
How much is my land worth?
Go by what similar land near you actually sold for, not the prices people ask, and check the government's value for your survey number (the guideline value, circle rate or ready reckoner rate, by state) on your state's registration site. Gmore's farm land value tool gives an estimate for any district in India on gmore.app/agricultural-land-valuation-tool.
How is land measured?
In acres in most of India: one acre is 43,560 sq ft. Tamil Nadu and Kerala also use cents (100 cents make an acre, so one cent is 435.6 sq ft), and Karnataka, Telangana and Maharashtra use guntas (40 guntas make an acre, so one gunta is 1,089 sq ft). A bigha differs from state to state. Enter the size the way your documents give it.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: The sale deed (title deed) and the earlier parent documents; The land record in your name, from your state's land records site: the patta and chitta in Tamil Nadu, the RTC (Pahani) in Karnataka, the 7/12 extract in Maharashtra and Gujarat, the khatauni in Uttar Pradesh, the Jamabandi in Haryana; The survey sketch or map of the land, with its survey number; A recent Encumbrance Certificate (EC), or the search of past deeds your registration office gives, showing no loan or claim on the land; ID and PAN for every owner on the deed; If you inherited the land: the death certificate and the legal heir certificate or will. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
Ready to sell your property?
