Short answer: finding the right buyer is the slow part, and it usually takes weeks to a few months. Properties sold through Gmore have taken about 45 days on average. Once you agree a price, the rest moves quickly if your documents are in order: the sale agreement takes days, the buyer usually has one to three months to pay the balance, and registration itself is done in one visit to the sub-registrar office. Most delays come from paperwork, so start there.
This guide shows a typical timeline for selling land in Tamil Nadu, what slows a sale down, and what you can do to sell faster.
A typical timeline
| Stage | Typical time | What decides it |
|---|---|---|
| Get your documents ready | A few days to a few weeks | Whether the patta is in your name, whether the land needs a subdivision, and whether the encumbrance certificate (EC) shows an old loan |
| List the land and show it to buyers | About a week | How quickly you can show the land properly, with a video of the boundary, the road and the water source |
| Find a buyer and agree a price | Weeks to a few months (about 45 days on average on Gmore) | Your price, your documents, road access, water, and how many serious buyers see the land |
| Sign the sale agreement and take the advance | A few days | Both sides agreeing the terms in writing |
| Buyer pays the balance | Usually one to three months, as the agreement says | The buyer's funds. Banks rarely lend for farm land, so most buyers pay from their own money |
| Register the sale deed | One visit, booked online on TNREGINET | The documents, the stamp duty and all sellers attending |
| Patta moves to the buyer | Often automatic since 2021 | Whether the whole survey number or subdivision is sold. See patta transfer after a sale |
What slows a land sale down
- The patta is not in your name. If it is still in a parent's name, transfer it first. Buyers walk away when the records do not match the seller.
- A joint patta, or selling part of a survey number. Both need a subdivision and a surveyor's visit, which takes time. Start it before you look for a buyer.
- An old loan on the EC. Even a repaid loan shows until a release deed is registered.
- Not every owner agrees. Every co-owner and legal heir must sign the sale deed or release their share first. If you inherited the land, read selling inherited land in Tamil Nadu.
- A price above the market. Land priced well above recent sales nearby sits unsold, and buyers remember it.
- Buyers cannot see the land. Many buyers live in nearby cities or abroad. Without a clear video they will not travel to visit.
How to sell land faster
- Fix the documents first. Download the patta, chitta and FMB sketch from eservices.tn.gov.in and a 30-year EC from tnreginet.gov.in. Our guide to selling agricultural land in Tamil Nadu lists everything buyers ask for.
- Price it on facts. Check the guideline value for your survey number on TNREGINET, see the per-acre price for your district in our agricultural land value calculator, and ask what land nearby actually sold for.
- Show the land properly. A video of the boundary, the road, the water source and the surroundings lets buyers decide before they travel, so the people who call are serious.
- Answer the questions buyers ask. Road width and access, borewell depth and yield, electricity connection, soil and crops, and distance to the nearest town.
- Reply quickly. Answer calls the same day and offer weekend visits. Interested buyers often look at several pieces of land in the same week.
- Keep copies ready. Share copies of the documents with serious buyers, never the originals.
