Questions
Questions owners ask
How do I sell land or property in Coimbatore?
List it with Gmore from this page. We film your land or property in Coimbatore, and your video goes to buyers searching for property in Coimbatore and nearby. Enter your land in acres and cents, the way it is measured locally. For land, keep the patta, chitta, FMB sketch and a recent EC ready.
What is farm land worth in Coimbatore district?
In Gmore's farm land value calculator, farm land in Coimbatore district averages about ₹25 lakh an acre (early 2025 data). A particular plot can be worth much more or less: road access, water, soil and the distance from town change the price. When you list, you set your own expected price.
What do buyers ask about land in Coimbatore?
Water first: borewells in Coimbatore district usually go 100 to 250 ft deep, with about 600 to 1000 mm of rain a year, so say your borewell depth and yield. Then the soil, mostly red and lateritic soil, and what grows there (coconut, banana and sugarcane are the main crops). Your Gmore video shows the boundary, the road and the water source, so the buyers who call already know the land.
Where is a property sale in Coimbatore registered?
Sales are registered at one of 19 sub-registrar offices. The Coimbatore North registration district has 9: Coimbatore North (Joint No. 1), Gandhipuram, Ganapathy, Sarkarsamakulam, Vadavalli, Thondamuthur, Periyanaickenpalayam, Annur and Mettupalayam. Coimbatore South has 10: Coimbatore South (Joint No. 1), Peelamedu, Singanallur, Madukkarai, Sulur, Karumathampatti, Kinathukadavu, Negamam, Pollachi and Anaimalai. You and the buyer sign the sale deed at the office, and you can book a time and pay the fees online on tnreginet.gov.in.
Who approves layouts and building plans in Coimbatore?
DTCP, through the Coimbatore Local Planning Authority. Keep the approval number of your layout or building ready: buyers and their banks ask for it.
Is my land in Coimbatore in a HACA hill area?
Check the revenue village on your patta. HACA's list, G.O. 49 of 24 March 2003, names 38 villages in today's Coimbatore district plus all of Valparai taluk: 14 in Perur taluk, including Thondamuthur, Narasipuram, Vellimalaipattinam and Ikkarai Boluvampatti; Ettimadai and Mavuthampathi in Madukkarai; 7 in Coimbatore North, including Chinnathadagam and Somayampalayam; 7 in Mettupalayam taluk; and 8 in Anaimalai taluk. A district committee set up in 2022 is reviewing the list to leave out plain land.
Can I sell land in a HACA village in Coimbatore?
Yes. HACA's orders are about developing land, not selling it. G.O. 44 of 1990 and G.O. 49 of 2003 list what needs its prior clearance, such as change of land use, plantations, resorts, and buildings above ground and first floor, and a sale is not on that list. A buyer who plans to build or lay out plots will ask, so say up front that the land is in a HACA village.
How do I check the land use zone of my survey number in Coimbatore?
Use the Coimbatore Master Plan 2041, approved on 4 July 2025 (G.O. 103). It covers 1,531.57 sq km: the Corporation, 4 municipalities, 21 town panchayats and 66 revenue villages. The District Town and Country Planning office posts the proposed land use map, and the schedules that give the use of each survey number, on coimbatorelpa.in. Its office on FCI Road, Ganapathy, has the printed maps.
Which road projects should I know about when pricing land in Coimbatore?
NHAI is widening the NH 544 Coimbatore bypass, the L&T bypass, from 2 to 6 lanes between Neelambur and Madukkarai; the district reported the work under way on 1 June 2026. Master Plan 2041 also proposes a 119.3 km six-lane outer ring road, from Madukkarai to Gudalur in the west, Narasimhanaickenpalayam to Karanampettai in the east and Madukkarai to Selakkarichel in the south. See whether a proposed road crosses your survey number on its land use map.
What is a joint development agreement, and does it need registering?
The owner gives the land, a developer builds on it, and they share the built area or the sale money in agreed shares. Tamil Nadu requires construction agreements and powers of attorney for land to be registered. The registration department lists a construction agreement at 1% stamp duty and 3% registration fee on the construction value, and a power of attorney to sell, given outside the family, at 1% plus 1% of market value. Have a lawyer check the terms.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
How long does it take to sell?
It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: The sale deed (title deed) and the earlier parent documents; A recent Encumbrance Certificate (EC); For land in Tamil Nadu: patta, chitta and the FMB sketch; The approved layout or building plan, if there is one; Recent property tax receipts; ID and PAN for every owner on the deed. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
