A video shows a buyer the boundary, the road access and the surroundings before they travel to see it, so the people who call already know the property.

What farm land buyers in Coimbatore ask first

Water
A borewell or open well, its depth and yield, and whether there is an electricity connection for the pump.
Road access
Whether a road touches the land, how wide it is, and whether it is a tar road.
Boundary and survey
The survey numbers, the boundary stones or fence, and whether the area in the land record (the patta in Tamil Nadu) matches the land.
Soil and trees
The soil, what grows on it now, and the coconut, mango or other trees that come with the sale.

Say these in your video and your listing: the buyers who call are then the ones your farm land suits.

Farm land in a hill village near Coimbatore

Some farm land on the Western Ghats side of Coimbatore is in a notified hill village under the Hill Area Conservation Authority (HACA). Thondamuthur is on the list, and so are Narasipuram, Vellimalaipattinam, Ikkarai Boluvampatti and Alandurai near it, and Chinnathadagam, Nanjundapuram, Veerapandi and Somayampalayam towards Thadagam. A sale is not on HACA's list, but its 2003 order lists plantations, orchards, change of land use, resorts and buildings above ground and first floor as needing clearance. Under G.O. 46 of 24 February 2026, a change of land use up to 4 hectares in a rural hill village follows the normal DTCP process, with a Forest Department NOC. Check the village on your patta against the list, and tell buyers.

Checked on 12 October 2026 against official sources: tcp.tn.gov.in, cdn.s3waas.gov.in. Rules and offices change, so confirm with the office before you act.

Questions

Questions owners ask

How do I sell my farm land in Coimbatore?

List it with Gmore from this page. We film your farm land in Coimbatore, and your video goes to buyers searching for farm land in Coimbatore and nearby. Buyers call or WhatsApp you directly, or Gmore takes every enquiry for you.

What is farm land worth in Coimbatore district?

In Gmore's farm land value calculator, farm land in Coimbatore district averages about ₹25 lakh an acre (early 2025 data). A particular plot can be worth much more or less: road access, water, soil and the distance from town change the price. When you list, you set your own expected price.

What do buyers ask about land in Coimbatore?

Water first: borewells in Coimbatore district usually go 100 to 250 ft deep, with about 600 to 1000 mm of rain a year, so say your borewell depth and yield. Then the soil, mostly red and lateritic soil, and what grows there (coconut, banana and sugarcane are the main crops). Your Gmore video shows the boundary, the road and the water source, so the buyers who call already know the land.

Who can buy farm land in Tamil Nadu?

A person living in India. NRIs and OCI cardholders cannot buy agricultural land, a plantation or a farmhouse in India, though many inherit it, so a buyer for farm land must be resident in India.

Is there capital gains tax when I sell agricultural land?

Rural agricultural land is not a capital asset under the Income-tax law, so selling it carries no capital gains tax. Agricultural land within the set distance of a municipality, and land that is not agricultural, is taxed as a capital gain. Check your case with a tax adviser before you sell.

How is farm land measured in Coimbatore?

In acres and cents: one acre is 100 cents, and one cent is about 435.6 sq ft. Enter the size the same way on the form.

How much does it cost?

From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.

Do I pay commission when my property sells?

No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.

What if my property does not sell?

If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.

How long does it take to sell?

It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.

What documents do I need to sell my property?

Keep these ready: The sale deed (title deed) and the earlier parent documents; The patta and chitta in your name, and the FMB sketch; A recent Encumbrance Certificate (EC); ID and PAN for every owner on the deed; If you inherited the land: the death certificate and the legal heir certificate or will. Your Property Advisor goes through them with you on the call.

How do buyers contact me?

You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
