Selling from your country
Tax and getting the money abroad
- The buyer deducts tax at source (TDS) from the price, at the rate for your capital gain. A chartered accountant can get you a lower deduction certificate before the sale if you owe less.
- The buyer pays into your NRO account. You can send up to USD 1 million a financial year abroad, with Form 145 and Form 146 (which replaced Form 15CA and Form 15CB in April 2026).
- Rural agricultural land is not a capital asset, so selling it carries no capital gains tax.
General information, not tax advice. Read the full guide for NRIs.
Check your land records online
- Patta, chitta and the FMB sketch: Tamil Nadu e-Services (eservices.tn.gov.in), with your district, taluk, village and survey number.
- Encumbrance Certificate (EC) and guideline value: TNREGINET, the Registration Department's site (tnreginet.gov.in).
Your Property Advisor goes through them with you on the call.

Questions
Questions owners ask
Can I sell my property in India while I live abroad?
Yes. List it with Gmore from this page, then sign the sale yourself on a visit, or give someone you trust in India a power of attorney to sign for you. A family member, a caretaker or the person holding your power of attorney lets our videographer in, and buyers contact you on WhatsApp, or Gmore takes every enquiry for you.
Can I use my phone number from abroad?
Yes. Pick your country in the phone box and enter your number, and we send the code by SMS. If it does not arrive, WhatsApp us on +91 89408 01555.
Who can buy my property?
A house, flat, plot or commercial property can be sold to a person living in India, an NRI or an OCI cardholder. Agricultural land, a plantation or a farmhouse can be sold only to a person living in India.
How much tax is deducted when an NRI sells property in India?
The buyer deducts income tax at source (TDS) from the price at the rate for your capital gain, much more than the 1% deducted between residents. If the tax you owe is lower, a chartered accountant can get you a lower deduction certificate before the sale. File an Indian tax return for the year to claim back anything deducted beyond what you owe.
How do I take the money abroad?
The buyer pays into your NRO account in India. From it you can send up to USD 1 million abroad each financial year (April to March), with Form 145 and, above ₹5 lakh, a chartered accountant's certificate in Form 146 (these replaced Form 15CA and Form 15CB in April 2026).
How do I sell my property without an agent?
List it with Gmore on this page. It takes about 3 minutes: where the property is, what it is, its size and your expected price, then your phone number. You see your fee, pay online, and pick a time for our filming visit. Your Property Advisor calls you by the next working day, our team films the property, and your listing goes live on Gmore. Buyers searching nearby are alerted and contact you directly, or Gmore takes every enquiry for you.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
What if you cannot film my property, or I need to cancel?
If we cannot film your property for any reason on our side, we refund the payment in full. If you need to move the filming date, tell us at least 24 hours before the confirmed time and we move it at no cost. Once you have paid, the payment is not refunded if you change your mind. A duplicate or double charge is always refunded. Read the refund terms.
How long does it take to sell?
It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: The sale deed (title deed) and the earlier parent documents; A recent Encumbrance Certificate (EC), and for land in Tamil Nadu the patta, chitta and FMB sketch; Your PAN, and your passport and OCI card if you have one; A power of attorney, signed abroad and stamped in India, if someone signs the sale for you; If you inherited the property: the death certificate and the legal heir certificate or will. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
Who sees my documents?
Only your Property Advisor, who checks them with you. Your documents are never shown on your listing.
Will my name be shown?
Only if you say yes. You can list under Gmore so people see the property, not you, and you decide whether the video is shared on Gmore's social media.
What kinds of property can I sell?
Houses, villas, flats, builder floors, residential plots and layouts, farm land, agricultural land, farmhouses and commercial property. What to keep ready for each is on gmore.app/sell/land, gmore.app/sell/plot, gmore.app/sell/house, gmore.app/sell/flat and gmore.app/sell/commercial.
Do I have to be the owner?
You must own the property or be authorised by the owner to sell it, for example as a family member or with a power of attorney. You confirm this on the form.
How do I contact Gmore?
Call or WhatsApp +91 89408 01555, or email hello@gmore.app. Your Property Advisor also calls you by the next working day after you list.
Is it safe to pay online?
Payments go through Razorpay, by UPI, card or net banking, and you get a GST invoice from Gmore Ventures Private Limited.
Do I need the Gmore app?
You fill the form and pay here. Before your property goes live, you verify your ID once in the Gmore app with the same phone number. The app also shows your enquiries and lets you renew your listing.
Where does Gmore film properties?
Our filming team covers properties across India, Monday to Saturday, 10 AM to 4 PM India time. For a property in another country, we arrange a local videographer: send your details on this page and our team will plan the filming with you.
