Questions
Questions owners ask
How do I sell my flat, house or land in Hyderabad?
List it with Gmore from this page. We film your property in Hyderabad, and your video goes to buyers searching for property in Hyderabad and nearby. Enter a flat in sq ft and a plot in square yards. Keep the link documents, the occupancy certificate and the paid tax bills ready. A plot in an unapproved layout needs its LRS regularisation: without it the sale cannot be registered.
Where is a property sale in Hyderabad registered?
Deeds are registered at a sub-registrar office. Hyderabad district has 11, among them Banjara Hills, Charminar, Golconda, S.R. Nagar and Secunderabad. Much of the newer city registers in the neighbouring districts: Kukatpally, Uppal, Malkajgiri and Quthbullapur come under Medchal-Malkajgiri, and Patancheru under Sangareddy. You and the buyer sign the sale deed at the office, and you can book the slot and upload the deed online on registration.telangana.gov.in.
Who approves layouts and building plans in Hyderabad?
HMDA, the Hyderabad Metropolitan Development Authority, plans the Hyderabad Metropolitan Region, which since March 2025 reaches the Regional Ring Road; building and layout approvals in GHMC, HMDA and DTCP limits go through the BuildNow portal. Keep the approval number of your layout or building ready: buyers and their banks ask for it.
What are the stamp duty and registration charges in Hyderabad?
Outside gram panchayat areas, a sale deed pays 5.5% stamp duty, 1.5% transfer duty and a 0.5% registration fee, 7.5% in all, on the market value or the sale price, whichever is higher. In gram panchayat areas it is 5.5% stamp duty and a 2% registration fee.
Do I need LRS to sell a plot in Hyderabad?
Not if the plot is in an approved layout. If it is in an unapproved layout, Telangana's LRS 2020 FAQ says a plot that is not regularised gets no building permission and its sale cannot be registered. Check the plot's LRS status before you list.
How do I check the market value of my property in Hyderabad?
Use Market Value Search on registration.telangana.gov.in: pick the district, then the mandal and village or the locality and ward-block. Stamp duty is charged on this market value when it is higher than your price.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
How long does it take to sell?
It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: Your sale deed and the earlier link (title) documents; The occupancy certificate, for a newer building; The property tax assessment, and tax, water and electricity bills paid up to date; A no-dues certificate from the society or association, and the bank's release letter if the flat had a loan; For a plot: the layout approval, or its LRS regularisation if the layout was unapproved; ID and address proof for you, the buyer and two witnesses, and PAN for every owner. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
