Our filming team covers Kolkata, Monday to Saturday, 10 AM to 4 PM, with flats measured in sq ft and land in katha (one katha is 720 sq ft). A video shows a buyer the rooms, the street and the surroundings before they travel to see it, so the people who call already know the property.
Inside the city, the Kolkata Municipal Corporation sanctions building plans and issues completion certificates, and in New Town NKDA does, so keep the sanctioned plan and the completion certificate ready.

Questions
Questions owners ask
How do I sell my flat, house or land in Kolkata?
List it with Gmore from this page. We film your property in Kolkata, and your video goes to buyers searching for property in Kolkata and nearby. Enter a flat in sq ft and land in katha: one katha is 720 sq ft. Keep your deed of conveyance, the KMC mutation certificate and the completion certificate ready.
Where is a property sale in Kolkata registered?
Deeds are registered at the Registrar of Assurances, Kolkata, or one of its four Additional Registrar of Assurances offices (Kolkata I to IV), which can register property anywhere in West Bengal. Property in south and east Kolkata, Salt Lake and Rajarhat, which the department lists under South and North 24-Parganas, can also be registered at the sub-registrar offices of those districts. You and the buyer sign the sale deed at the office, and you can check the market value and the duty, and search past deeds, online on igr.wb.gov.in.
Who approves layouts and building plans in Kolkata?
The Kolkata Municipal Corporation Building Department sanctions building plans under the KMC Building Rules, 2009, and KMDA prepares the land use plans for the Kolkata Metropolitan Area; in New Town, NKDA sanctions building plans. Keep the approval number of your layout or building ready: buyers and their banks ask for it.
Can I sell my flat without mutation in Kolkata?
KMC mutation puts your name on the Kolkata Municipal Corporation property tax records. The registration rules we checked do not make it a condition for registering a sale deed. KMC does ask for the mutation certificate before it sanctions a building plan, and a simple mutation costs nothing at KMC in 2026-27, so it is easiest to finish it before you list the flat.
How much stamp duty is paid when property in Kolkata is sold?
In Kolkata and the other municipal areas of West Bengal, 6% of the market value up to ₹1 crore, and 7% of the whole market value above ₹1 crore. The market value is the value the registration department assesses or the agreed price, whichever is higher. The registration fee is extra, and the IGR West Bengal calculator shows both.
How do I get my flat mutated at KMC?
Fill Form A-42, from the KMC website or its Central Record Section, and attach the No Outstanding Certificate from the Assessment-Collection Department and the papers the form lists. For an inherited property, add the death certificate and a legal heir affidavit or the probated will.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
How long does it take to sell?
It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: Your registered sale deed (deed of conveyance) and the earlier deeds; The KMC mutation certificate; in Salt Lake the Bidhannagar Municipal Corporation mutation, in New Town the NKDA Certificate of Record of Title; The KMC No Outstanding Certificate for property tax; The completion certificate for the building; ID and PAN for every owner on the deed; A no-dues letter from the flat owners' association. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
