Takes about 3 minutes

Gmore helps NRI and OCI owners in the UAE sell a house, a plot or land in India without flying back. You fill a 3 minute form and see your fee before you pay. Someone you trust lets our videographer in, and buyers contact you on WhatsApp, or Gmore takes every enquiry for you. To sign from the UAE, give a power of attorney: the UAE is not a party to the Hague Apostille Convention, so a power of attorney signed in the UAE cannot be apostilled for India. It is attested by the Indian mission instead. There is no commission: the fee to start is from ₹8,999 including GST, set for your property and shown before you pay, then ₹999 a month after the first month while it stays listed. If it is not sold in 18 months, you get a full fee refund, minus GST.

Your propertyWho can buy it
A house, flat, plot or commercial propertyA person living in India, an NRI or an OCI cardholder
Agricultural land, a plantation or a farmhouseOnly a person living in India

Signing a power of attorney in the UAE

  • The UAE is not a party to the Hague Apostille Convention, so a power of attorney signed in the UAE cannot be apostilled for India. It is attested by the Indian mission instead.
  • Sign it in person before the consular officer at the Embassy of India in Abu Dhabi or the Consulate General of India in Dubai, with your original passport, after booking an appointment at book.passportindiauae.com.
  • Once it reaches India, the power of attorney must be stamped within three months.

Where to go: Embassy of India, Abu Dhabi, Consulate General of India, Dubai.

Tax in India and in the UAE

  • In India, the buyer deducts tax at source under section 393(2) of the Income-tax Act, 2025: for a non-resident individual, 12.5% of a long-term gain (held for more than 24 months) and 30% of a short-term gain, plus surcharge and 4% cess.
  • If you owe less, apply before the sale for a lower deduction certificate in Form 128 on the TRACES portal. It needs a PAN.
  • In the UAE: The UAE does not levy income tax on individuals, so there is no UAE tax on the gain. Indian tax still applies, and a UAE tax resident can apply to the Federal Tax Authority for a Tax Residency Certificate to use the India and UAE tax treaty.

General information, not tax advice. Checked against official sources in October 2026.

Tax and getting the money abroad

  • The buyer deducts tax at source (TDS) from the price, at the rate for your capital gain. A chartered accountant can get you a lower deduction certificate before the sale if you owe less.
  • The buyer pays into your NRO account. You can send up to USD 1 million a financial year abroad, with Form 145 and Form 146 (which replaced Form 15CA and Form 15CB in April 2026).
  • Rural agricultural land is not a capital asset, so selling it carries no capital gains tax.

General information, not tax advice. Read the full guide for NRIs.

Check your land records online

  • Patta, chitta and the FMB sketch: Tamil Nadu e-Services (eservices.tn.gov.in), with your district, taluk, village and survey number.

Questions

Questions owners ask

How do I sell my property in India from the UAE?

List it with Gmore from this page, and pick your country in the phone box. Someone you trust lets our videographer in, Gmore lists the property with the video, and buyers contact you on WhatsApp or Gmore takes every enquiry. Sign the sale yourself on a visit, or give a power of attorney from the UAE to someone in India who signs for you.

How do I give a power of attorney from the UAE to sell property in India?

The UAE is not a party to the Hague Apostille Convention, so a power of attorney signed in the UAE cannot be apostilled for India. It is attested by the Indian mission instead. Sign it in person before the consular officer at the Embassy of India in Abu Dhabi or the Consulate General of India in Dubai, with your original passport, after booking an appointment at book.passportindiauae.com. Once it reaches India, it must be stamped within three months.

How much TDS is deducted when an NRI in the UAE sells property in India?

The buyer deducts tax at source under section 393(2) of the Income-tax Act, 2025: for a non-resident individual, 12.5% of a long-term gain (property held for more than 24 months) and 30% of a short-term gain, plus surcharge and 4% cess. If you owe less, apply before the sale for a lower deduction certificate in Form 128 on the TRACES portal.

Do I pay tax in the UAE when I sell property in India?

The UAE does not levy income tax on individuals, so there is no UAE tax on the gain. Indian tax still applies, and a UAE tax resident can apply to the Federal Tax Authority for a Tax Residency Certificate to use the India and UAE tax treaty.

How do I send the sale money to the UAE?

The buyer pays into your NRO account in India. From it you can send up to USD 1 million abroad each financial year (April to March), with Form 145 and, above ₹5 lakh, a chartered accountant's certificate in Form 146. These forms replaced Form 15CA and Form 15CB in April 2026.
