Questions
Questions owners ask
How do I sell my flat, house or land in Noida?
List it with Gmore from this page. We film your property in Noida, and your video goes to buyers searching for property in Noida and nearby. Enter a flat in sq ft and a plot in square metres, the way the Noida Authority measures it. Keep the sub-lease deed, the occupancy certificate and the Authority's no-dues certificates ready: a flat can be resold only after the occupancy certificate.
Where is a property sale in Noida registered?
Deeds are registered by the Uttar Pradesh Stamp and Registration Department: Noida's sectors 1 to 168 come under Sub-Registrar Noida I, Noida II and Noida III, three of the 6 sub-registrar offices in Gautam Buddh Nagar district. You and the buyer sign the sale deed at the office, and you can work out the stamp duty and apply for a non-encumbrance certificate online on IGRS UP (igrsup.gov.in).
Who approves layouts and building plans in Noida?
The Noida Authority, which plans the area under the Noida Master Plan 2031 and applies the Noida Building Regulations 2010; its Building Cell issues occupancy and completion certificates. Keep the approval number of your layout or building ready: buyers and their banks ask for it.
How much stamp duty is paid on a property sale in Noida?
Uttar Pradesh's stamp duty on a sale deed is 5% of the price or the circle rate value, whichever is higher, and the department's own table notes a further 2% collected as a development fee. A woman buyer gets 1% off on property worth up to ₹1 crore. The registration fee is 1%. The IGRS UP calculator shows the exact total.
What is the Noida Authority transfer memorandum?
It is the Authority's permission to transfer the property, and it forms part of the transfer deed. A group housing flat can be resold only after the occupancy certificate and once the Authority's dues are cleared, and the Authority charges its transfer charge plus a ₹5,000 processing fee.
Is my Noida flat or plot leasehold?
Yes, if it is on Noida Authority land. The Authority allots plots on lease, for 90 years from the lease deed, and a flat buyer holds the flat through a tripartite sub-lease deed for the rest of that lease.
Is Noida Extension part of Noida?
No. Greater Noida, including Greater Noida West, the area people call Noida Extension, is run by a separate authority, the Greater Noida Industrial Development Authority, with its own transfer rules.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
How long does it take to sell?
It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: The registered tripartite sub-lease deed, and the earlier transfer deeds; The occupancy certificate for the tower or phase; Noida Authority no-dues certificates (Accounts and Jal), and an NOC from the builder or society that allotted the flat; A bank NOC if the flat is mortgaged; ID and PAN for every owner; For the sale: the Noida Authority transfer memorandum, then the tripartite transfer deed. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
