Selling property in Mumbai
Our filming team covers Mumbai, Monday to Saturday, 10 AM to 4 PM, with flats measured by their carpet area in sq ft. A video shows a buyer the rooms, the street and the surroundings before they travel to see it, so the people who call already know the property.
BMC sanctions building plans under DCPR 2034, the SRA in slum areas, MMRDA in Bandra-Kurla Complex and Wadala, and MHADA in its own layouts, so keep the approval and the occupancy certificate ready.

Questions
Questions owners ask
How do I sell my flat, house or land in Mumbai?
List it with Gmore from this page. We film your property in Mumbai, and your video goes to buyers searching for property in Mumbai and nearby. Enter a flat by its carpet area in sq ft. Keep your registered agreement with its Index II, the society share certificate and the occupancy certificate ready. A society NOC is not required by law.
Where is a property sale in Mumbai registered?
Deeds are registered at the 32 joint sub-registrar offices of the Mumbai registration district (Mumbai-1 to Mumbai-32), which since 29 January 2025 covers both Mumbai City and Mumbai Suburban. You and the buyer sign the sale deed at the office, and you can draft the deed on IGR's public data entry and pay the duty and fees online through GRAS before you go.
Who approves layouts and building plans in Mumbai?
BMC's Building Proposal department sanctions building plans under DCPR 2034; the Slum Rehabilitation Authority is the planning authority for slum areas, MMRDA for Bandra-Kurla Complex and the Wadala Notified Area, and MHADA for its own layouts. Keep the approval number of your layout or building ready: buyers and their banks ask for it.
How much stamp duty is paid on a flat sale in Mumbai?
Inside BMC limits, 5% of the market value or the price, whichever is higher, plus a 1% metro surcharge: 6% in all. A home bought by a woman pays 1% less stamp duty. The registration fee is 1%, at most ₹30,000, and a document handling charge of ₹40 a page is added.
Do I need a society NOC to sell my flat in Mumbai?
No, not by law. The Co-operation Department's model bye-laws for housing societies say a society NOC is not required to transfer a member's shares and interest. What the Maharashtra Co-operative Societies Act does require is that the society's dues are paid and the buyer is admitted as a member. MHADA, SRA and government-leased buildings need their own permission.
Can I sell my under-construction flat in Mumbai?
Yes. The agreement with the builder pays full conveyance duty, and if you transfer the flat to a new buyer within 3 years of that agreement, the duty you paid is set against the duty on the new deed, leaving ₹100 to pay (Stamp Act Schedule I, Article 5(g-a)(ii)). Check your builder agreement and the project's MahaRERA terms for transfer conditions.
Can I sell a MHADA flat?
Only with MHADA's prior written permission. MHADA's tenement transfer regulations need the written permission of the Board and of the housing society, given once five years have passed from allotment and the Board's dues are paid. Check the terms of your own allotment with MHADA before you agree a sale.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
How long does it take to sell?
It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: Your registered purchase agreement or conveyance, with its Index II; The society share certificate and the transfer papers: 15 days' notice, the transfer application, the buyer's membership application and your resignation; The occupancy certificate of the building, and the property card for the land; For a MHADA or SRA flat, or a building on government-leased land: the transfer permission; Recent property tax and society maintenance receipts; ID and PAN for every owner, and two witnesses. Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
