Questions
Questions owners ask
How do I sell my flat, house or land in Bangalore?
List it with Gmore from this page. We film your property in Bangalore, and your video goes to buyers searching for property in Bangalore and nearby. Enter a flat or house in sq ft and a site by its size. Keep the Final e-Khata, a recent EC and, for a flat, the occupancy certificate ready: without a Final e-Khata the sale cannot be registered.
Where is a property sale in Bangalore registered?
At a sub-registrar office of the Gandhinagar, Jayanagar, Basavanagudi, Rajajinagar and Shivajinagar registration districts. There are 42 sub-registrar offices there. You and the buyer sign the sale deed at the office, and you can submit the draft deed, book a time and pay the fees online on Kaveri 2.0 (kaveri.karnataka.gov.in).
Who approves layouts and building plans in Bangalore?
Inside the Greater Bengaluru Area, the Greater Bengaluru Authority approves layouts and each city corporation sanctions building plans; around the city, the planning authorities of the Bengaluru Metropolitan Region, such as BDA, Anekal, Hoskote and Nelamangala, approve layouts. Keep the approval number of your layout or building ready: buyers and their banks ask for it.
Is e-Khata mandatory to sell property in Bangalore?
Yes, inside the Greater Bengaluru Area. The sub-registrar's Kaveri system is linked to GBA e-Aasthi, and without a Final e-Khata the sale cannot be registered. You get it online with your Aadhaar, the property tax number, the registered deed number, the BESCOM account number and a GPS photo of the property, and you upload an encumbrance certificate there once before the sale.
Can I sell a B-khata property in Bangalore?
Check before you agree a sale. A sale is registered only with a Final e-Khata, and an owner with an old manual B-khata is given a B-e-Khata online. The GBA says a B-Khata has restricted use, while an A-Khata property can be used for registrations and bank loans. A B-khata plot, or a plot with a house on it, can be converted to A-khata after the Final e-Khata is issued, for 5% of the guidance value; unauthorised multi-storey buildings are not covered. Check your ePID with the "can be registered" tool on GBA e-Aasthi.
What are the registration charges in Bangalore?
Stamp duty on a sale deed is 5% of the market value, plus an additional duty of 10% of that duty and, inside the Greater Bengaluru Area, a surcharge of 2% of that duty, which comes to 5.6% of the market value. The registration fee is 2%, up from 1% since 31 August 2025. The sub-registrar fixes the market value from the guidance value, and the buyer pays unless you agree otherwise.
How do I sell a site in Bangalore?
Get the site's Final e-Khata on GBA e-Aasthi, upload the encumbrance certificate once, and keep the title deed, the layout approval and any land conversion order ready. The draft sale deed then goes in on Kaveri 2.0, the sub-registrar fixes the market value from the guidance value, and you and the buyer sign at the sub-registrar office at the booked time. On Gmore, list the site by its size in sq ft and its dimensions, such as 30 x 40.
How much does it cost?
From ₹8,999 including GST, for a property up to 5,000 sq ft. Your exact fee is set for your property, by its size and value, and shown to you before you pay. It covers the filming visit, the professional video and the first month of listing. After that the listing continues at ₹999 a month until you stop. There is no commission when your property sells.
Do I pay commission when my property sells?
No. You pay the flat listing fee and nothing when your property sells. In India, agents usually charge 1 to 2% of the sale price.
What if my property does not sell?
If your property is not sold within 18 months of going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your asking price within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. Read the refund terms.
How long does it take to sell?
It depends on the price, the location and demand, and nobody can promise a date. What Gmore changes is who calls: buyers watch the full video before they contact you, so the calls come from people who already know the property. Your listing stays live for as long as you keep it, with the 18 month refund promise behind it. Read the refund terms.
What documents do I need to sell my property?
Keep these ready: The registered sale deed and the earlier deeds showing how you got the property; The Final e-Khata from GBA e-Aasthi, and the Encumbrance Certificate (EC) uploaded there once; For a flat: the occupancy certificate and the sanctioned building plan; For a site: the layout approval, and the land conversion order if it was farm land; Aadhaar and PAN of every owner, the property tax number and the BESCOM account number; A registered power of attorney if someone signs for you (required since 13 August 2025). Your Property Advisor goes through them with you on the call.
How do buyers contact me?
You choose. Buyers can call or WhatsApp you directly, or Gmore takes every call and message and tells you only when an interested buyer books a site visit.
