Short answer: check before you agree a sale. Inside the Greater Bengaluru Area a sale is registered only with a Final e-Khata, and an owner with an old manual B-khata is issued a B-e-Khata. The GBA says a B-Khata has restricted usage and does not confer full statutory compliance, while properties with A-Khata are eligible for legal transactions, bank loans and property registrations. So enter your ePID in the GBA e-Aasthi tool Verify Whether the Property can be Registered before you fix a price. If you own a B-khata plot, or a plot with a building on it, you can also apply to convert it to A-khata.
This guide is for owners selling a B-khata site, house or building in Bangalore. It was checked in October 2026 against the e-Khata FAQs and forms on GBA e-Aasthi (gbaeaasthi.karnataka.gov.in).
A-Khata and B-Khata: what the GBA says
- A-Khata is issued to properties that are fully compliant with planning and building regulations, including an approved building plan and an occupancy certificate. The GBA says properties with A-Khata are eligible for legal transactions, bank loans and property registrations.
- B-Khata is issued to properties that do not fully comply with planning or building approvals but meet set conditions, such as construction and an electricity connection before the notified cut-off date. The GBA says B-Khata has restricted usage and does not confer full statutory compliance.
Many buyers pay with a home loan, so ask early whether your buyer's bank will lend on a B-khata property.
The 30 September 2024 cut-off
The GBA's form says that for a B-Khata the electricity connection for the building must have been issued on or before 30 September 2024, and the sale deed must be dated on or before 30 September 2024. After that date a B-Khata cannot be issued, and only A-Khata can be. If you already hold a manual B-khata, you are issued a B-e-Khata.
Check whether your property can be registered
Before you agree a price or take an advance, open GBA e-Aasthi and use Verify Whether the Property can be Registered. Enter the property ePID. The result says Can be registered or Cannot be registered yet, and shows the property's classification and whether it is transactable. The GBA says this is the same check the sub-registrar's office receives, and gives a reference code to quote if the office reports something different.
If the result shows the property is not transactable, read our guide to e-Khata for selling property in Bangalore: a new Final e-Khata stays non-transactable until you upload an encumbrance certificate.
Converting a B-khata to A-khata
The GBA has a scheme to convert a B-khata to A-khata for a plot, or a plot with a building. On GBA e-Aasthi the order is:
- Get the B-e-Khata for the property first.
- Apply under B to A Khata Conversion and Vacant Plot New A Khata, and upload the documents that prove the property qualifies for A-khata.
- The Joint Commissioner of the zone examines the documents and decides.
The documents the GBA accepts as proof for A-khata include an approval by BDA or the planning authority under the Karnataka Town and Country Planning Act, an allotment by KHB, BDA, KIADB or another government body, converted land with betterment charges paid, and an e-Swathu or manual Form 9 issued by a gram panchayat that is now part of the city. The form states that choosing A-Khata means paying 5% of the property's guidance value. The scheme is recent, so read the B to A Khata FAQs on GBA e-Aasthi for the current conditions before you apply.
Selling while the khata is B
Be open about it. Tell buyers the khata type and the result of the registrability check before they visit, and keep your title deed, the B-e-Khata, a recent EC and the electricity and tax receipts ready. When buyers know the facts before they call, the ones who call already know what they are buying.
Sell with Gmore
Gmore films your flat, house or site professionally and lists it with the video, and buyers searching near the property get an alert the moment it goes live. Buyers call or WhatsApp you directly, or Gmore takes every enquiry for you and tells you when a buyer books a site visit. You pay one flat fee, shown before you pay, and no commission. Sell your property in Bangalore with Gmore. What else to keep ready is in documents required to sell property in Bangalore.
