Short answer: for any property in Bangalore, keep your registered title deed and the earlier deeds, the Final e-Khata from GBA e-Aasthi, an encumbrance certificate (EC), ID and PAN for every owner, and recent property tax receipts. For a flat, add the occupancy certificate, the sanctioned building plan and the apartment's deed of declaration. For a site, add the layout approval and, if it was once farm land, the land conversion order. If someone signs for you, their power of attorney must be registered.
This guide is for owners selling a flat, a house or a site in Bangalore. It was checked in October 2026 against the Department of Stamps and Registration (igr.karnataka.gov.in), the Kaveri 2.0 FAQ and GBA e-Aasthi.
For every sale
- Your registered title deed and the earlier deeds. The department tells buyers to examine the original documents and how the seller got the property.
- The Final e-Khata, marked transactable. Inside the Greater Bengaluru Area a sale cannot be registered without it. See e-Khata to sell property in Bangalore.
- An encumbrance certificate (EC). The department tells buyers to check the EC for at least 15 years. Get it on Kaveri 2.0 (kaveri.karnataka.gov.in): Rs 35 for the first year searched and Rs 10 for each further year.
- ID and PAN for every owner on the deed. For the e-Khata, Aadhaar eKYC is done for every owner.
- Recent property tax receipts and an electricity bill.
- A loan closure letter, and your original documents back from the bank, if the property was mortgaged.
For a flat
The department explains that owning a flat means three rights together: an undivided interest in the land, the carpet area of the flat, and a proportionate share in the common areas. The sale deed should describe all three. Keep ready:
- The occupancy certificate from the local authority. The department tells buyers to verify that it was obtained.
- The sanctioned building plan. The department tells buyers not to buy a flat built in violation of the sanctioned plan.
- The deed of declaration, and proof that the owners' co-operative society or company is formed and registered.
- A no-dues letter from the apartment owners' association.
A flat cannot be sold only by transferring a share in a co-operative society. The department says that is not legally valid: the sale deed must be registered.
For a site or a house
- The layout approval from BDA or the planning authority under the Karnataka Town and Country Planning Act, or the approval for a single site.
- If the site was carved out of farm land, the order allowing the land to be used for another purpose, under section 95 of the Karnataka Land Revenue Act, 1964.
- For a house, the sanctioned building plan.
- A survey sketch showing the boundaries.

If someone signs for you
Since 13 August 2025, a power of attorney that authorises the transfer of immovable property must be registered in Karnataka, under the Registration (Karnataka Amendment) Act, 2025. If a family member or anyone else will sign the sale deed for you, register the power of attorney first. The same Act also asks for proof that the person who gave the power of attorney is alive, as set out in the rules. Selling from abroad is covered in our guide for NRI owners.
On the registration day
A draft of the sale deed is submitted on Kaveri 2.0, and the sub-registrar fixes the market value on the basis of the guidance value the government publishes. The duty and fee are paid online, and you and the buyer go to the sub-registrar office at the booked time with witnesses. Any adult who is not the buyer or the seller can be a witness, and must be there for the whole process. The costs are in property registration charges in Bangalore.
