What is the stamp duty on a rent agreement in Kochi?
A lease of under a year pays ₹500 stamp duty and a ₹210 registration fee. A lease of one to five years pays 8% stamp duty and a 2% registration fee on a tenth of the lease's value (the total rent and advance, or the land's share of the fair value if that is higher), at least ₹500 and ₹200. A lease for more than a year must be registered.
Where do I register a lease in Kochi?
A lease for more than a year must be registered, at a sub-registrar office of the Ernakulam registration district, South Central Zone. There are 25 sub-registrar offices there, and you can book a token online on PEARL (pearl.registration.kerala.gov.in).
How much does it cost?
From ₹4,999 including GST, for a rent up to ₹15,000 a month. Your exact fee is set for your property, by its monthly rent, and shown to you before you pay. It covers the filming visit, the professional video and the first 3 months of listing. After that the listing continues at ₹999 a month until you stop. There is no brokerage when your property rents.
Do I pay brokerage when it rents?
No. You pay the flat listing fee and nothing when a tenant moves in.
What if no tenant moves in?
If no tenant moves in within 12 months of your listing going live, you get a full fee refund, minus GST. The full terms are on the Cancellation and Refunds page. To qualify, keep the listing live with each monthly fee paid within 7 days of its due date, keep your rent within the range your Property Advisor recommends, reply to enquiries within 2 days and allow site visits. How long does it take to find a tenant?
It depends on the rent, the location and demand, and nobody can promise a date.
