Short answer: 99acres, MagicBricks and Housing.com are listing portals: you post photos, buyers search, and paid plans buy more reach or more contacts. NoBroker cuts out the broker and sells plans instead. Square Yards is a broker that earns brokerage on sales. OLX is a classifieds site for everything. Gmore is built differently. Every property is a full-screen video, buyers pay nothing to contact anyone, owners pay one flat fee with no commission and get their property filmed by our team, agents list free and pay only when a buyer wants to connect, and developers can list projects and layouts the same way. Which one suits you depends on who you are, so this guide goes through buyers, owners, agents and developers one by one.
This comparison is written by the Gmore team. Every fact about another platform comes from its own website, terms or company filings, checked on 10 October 2026, with links so you can check it yourself. Plans and prices change often, so look at the linked page before you pay.
The seven platforms in one minute
| Platform | What it is | Who it suits |
|---|---|---|
| Gmore | A video-first property app. Every listing is a video. Owners pay a flat fee with no commission and our team films the property. Agents and developers list free once verified. | Buyers who want to see a place properly before they visit, owners who want their property filmed and marketed without a broker, and agents and developers who want buyers who already watched the video. |
| NoBroker | An owner-to-tenant and owner-to-buyer platform that sells plans instead of charging brokerage, plus home services such as movers, interiors and a society app. | Tenants and owners in large cities who want to deal directly, and people who want moving and home services in one place. |
| 99acres | A listing portal run by Info Edge, the company behind Naukri, since 2005. Owners post free; agents and builders buy packages. | Buyers searching widely across many cities, and anyone who wants locality price data. |
| MagicBricks | A listing portal from the Times Group. Free posting, paid ad packages, and a paid plan for buyers to contact owners directly. | Buyers searching large-city inventory and developers who want advertising and site-visit support. |
| Housing.com | A listing portal, bought by Aurum PropTech in 2026. Free posting with paid owner plans, paid plans for seekers, 360° tours and short videos. | Buyers and tenants in the cities it covers who like visual tours. |
| Square Yards | A real estate broker and platform in more than 100 cities across 9 countries, which earns brokerage on property sales and home loans. | Buyers of new projects who want one company to help with the purchase, the loan and the interiors. |
| OLX | A classifieds site for everything, run in India by CarTrade Tech since 2023, with a property section, a limited number of free ads and paid boosts. | Quick local ads and low-cost rentals. |
For buyers and tenants
On Gmore, buyers pay nothing. You watch each property as a full-screen video, the way you watch reels, so you see the rooms, the plot, the road and the neighbourhood before you travel. From the video you can:
- Message the agent or the Gmore team in the app.
- Ask for a visit. When the agent accepts, they can share their live location on the way, and you leave feedback afterwards.
- Make an offer in writing, with your price, how you will pay and when you can buy, so the seller sees a clear offer and not a phone call.
- Decide with your family. Make a Circle, share properties, vote on them, compare two side by side and see when everyone agrees.
Your phone number is not shown on your profile. You choose whether your name and number go to the agents you contact. Verified agents show an identity badge and their approved credentials, such as a RERA registration, and agents can show their commission rate, so you can know it before you call.
How the others handle contact:
| Platform | Contacting owners and agents |
|---|---|
| Gmore | Free. Message, ask for a visit or make an offer from the video. |
| NoBroker | Paid buyer plans and tenant plans unlock a set number of owner contacts, for example up to 25 or 50. |
| Housing.com | Housing Premium plans unlock 15 to 75 owner contacts for 60 days. |
| MagicBricks | MB Prime, a paid plan, lets buyers contact up to 30 owners directly. |
| 99acres | Free: you fill a short form and confirm your number to see the advertiser's contact. |
| Square Yards | Free for buyers. Square Yards earns brokerage on the sale. |
| OLX | Free chat in the app; the seller chooses whether to show a number. |
What "verified" means
Each platform uses the word differently. On 99acres, the terms say the verified tag only shows that the property exists, not that its papers, owner, area or price have been checked. On Housing.com, a verified listing is one its data collector has visited. OLX's terms say it does not verify listings at all. On Gmore, agents and developers verify their identity before they can publish, and properties listed through our owner service are filmed in person by our videographer.
No platform, Gmore included, checks the title for you. Before you pay any advance, check the encumbrance certificate, the patta and chitta and, for a plot, the layout approval.
For owners selling or renting out
With Gmore, you do not post an ad and wait. You sell with Gmore:
- You see your fee before you pay. One flat fee to start, including GST, then a monthly fee only while the property stays listed. There is no commission, however high the price.
- Our videographer films your property, inside and out, with a voiceover. You do not need to film anything.
- Buyers searching near your property get an alert the moment it goes live.
- You choose who takes the calls: you, from phone-verified buyers, or the Gmore team, who take every enquiry for you.
- If it does not sell in 18 months, you get a full fee refund, minus GST. For renting out, the window is 12 months. The conditions are on our refunds page.
How the others work for owners:
| Platform | How owners list | What you can pay for |
|---|---|---|
| Gmore | Fill a 3 minute form; a Property Advisor calls; our team films and lists it. | One flat fee, shown before you pay, then monthly while listed. No commission. Refund promise. |
| NoBroker | Post free. | Seller plans for three months and rental plans for 45 days. Rental plan features include a relationship manager, a photoshoot, phone number privacy and, on MoneyBack plans, a guaranteed tenant or your money back. |
| 99acres | Post free. | Packages for top-slot visibility, digital marketing, banners and microsites. Prices show after you log in or enter your property details. |
| MagicBricks | Post free. | Sell and rent ad packages. Prices show after you choose options. |
| Housing.com | Post free; a free listing can see only a limited number of enquiries. | Owner plans of 30 to 150 days for sale and 15 to 75 days for rent. Assist plans add a relationship manager and AI property shorts. |
| Square Yards | Post free. | An optional premium membership. Square Yards earns brokerage on the sales it handles. |
| OLX | A limited number of free ads per category and place. | More ads, featured ads and boosts to the top. Ads run for 30 days. |
The real comparison is the total cost against what you get. An agent on 2% of a ₹50 lakh sale takes ₹1 lakh. A portal post is free, but you take every call, film it yourself, and pay more for reach or a relationship manager. With Gmore the video, the listing, the alerts and the enquiry handling are in the fee, with no commission at the end. Read the best way to sell land in Tamil Nadu for a fuller comparison.
For real estate agents
On most portals you pay to be seen. On Gmore, listing is free once you verify your identity, and you pay only when a buyer wants to connect with you: unlock that buyer, or take Pro for unlimited buyer leads. What you get:
- Your listings as video in the feed, where people find properties while browsing, not only when they search. People near each new listing get an alert when it goes live.
- Leads that show intent. A buyer's offer comes in writing with the price, how they will pay and their timeline. Chats, visit requests and offers from the same buyer sit together in one leads pipeline.
- Site visits in one place. Accept a visit request, share your live location on the way, and read the buyer's feedback afterwards.
- Listing help. The app guides you through a new listing and drafts the description from your video for you to check. You can book a property videographer in the app.
- A profile buyers can trust, with your Gmore ID, verified credentials such as RERA, reviews, the areas you cover and your commission rate.
- Featured listings. You can pay to feature a listing. This is optional.
How the others work for agents:
- 99acres sells dealer plans, featured listings and banners, and its terms describe pay-per-lead campaigns.
- MagicBricks sells ad packages and offers a CRM for agents.
- Housing.com offers short-video formats, Housing Stories and Housing Shorts, for brokers and developers.
- Square Yards runs a channel partner programme in which partners earn commission on bookings.
- NoBroker is built to cut out brokers; its terms do not allow broker-like behaviour.
- OLX gives a limited number of free ads and sells boosts.
Whichever you use, judge it by your cost per closed deal over the last 90 days, not by the number of leads.
For property developers and builders
Sign up on Gmore as a Developer. Once verified, you can list projects, layouts and individual plots as video listings. Buyers near each one get an alert when it goes live, enquiries come into the same leads pipeline agents use, and buyers can ask for a site visit or make a written offer from the video. You pay when a buyer wants to connect, or take Pro, and Gmore takes no commission on your sales. You can book videographers in the app for walkthroughs of your projects and layouts.
The portals offer more advertising formats for developers: 99acres sells featured projects, project microsites and pay-per-lead campaigns; MagicBricks has a Developer Lounge, cabs for site visits and 3D tours through PropViz; Housing.com sells developer advertising and short videos; NoBroker advertises a Business Assist plan for builders; Square Yards sells new projects as a broker and earns commission on them; and OLX has a New Projects section. Gmore does not offer project microsites or 3D walkthroughs. It puts each project, layout and plot in front of buyers as a video.
What Gmore does differently
- The video is the listing. On the portals, video is an extra on a photo listing. On Gmore, every listing is a video and buyers browse a video feed.
- Buyers never pay to contact anyone. There are no contact plans to buy.
- Owners pay no commission. A flat fee to start, and a monthly fee while the property stays listed, cover filming, listing, alerts and enquiry handling, with a full fee refund, minus GST, if it does not sell in 18 months.
- Agents and developers list free and pay when a buyer wants to connect.
- The whole deal in one app: chat, visits with live location, written offers and family decisions, not just a phone number.
- Your number stays private unless you choose to share it.
Where the large portals offer more today
- More listings in big cities. Most properties on Gmore today are land, plots and houses in Tamil Nadu. If you want a rented flat in Mumbai, Bengaluru or Delhi, the large portals have far more choice.
- More services around the move. NoBroker offers movers, interiors and a society app; Square Yards offers home loans, interiors and property management.
- 3D tours and price data. Housing.com, MagicBricks and Square Yards offer 3D or 360° tours, and 99acres publishes locality price insights.
How to try Gmore without losing anything
- Buyers: keep searching where you are, and download the Gmore app to watch properties as video and shortlist them with your family. Browse property for sale in Tamil Nadu.
- Owners: work out what an agent's commission would cost you, then compare it with the Gmore fee you see before you pay on sell your property or rent out your property.
- Agents: list your three best properties on Gmore alongside your portals, with a video for each, and compare the cost per closed deal after 8 to 12 weeks.
- Developers: list one project or layout as a video and compare the cost per site visit and per booking with your other channels.
