Short answer: there is no single best way to sell land. A local broker suits you if nobody in the family can show the land and you are happy to pay a commission. Listing it yourself on property websites suits you if you can take good photos, answer every call and show the land yourself. Gmore suits you if you want a professional video, an alert to buyers searching near your land, and a fixed fee instead of a commission. You can also use more than one. Whichever way you choose, the price and the documents decide most sales.

This guide compares the three ways for land and farm land in Tamil Nadu. Most of it works for the rest of India too.

Selling through a local broker

A local broker, or agent, finds buyers through their own contacts, shows the land and helps both sides agree a price. Most are paid only when the sale happens.

  • The cost. The commission is often 1 to 2% of the sale price, and there is no fixed legal rate. On land worth ₹50 lakh, 1 to 2% is ₹50,000 to ₹1 lakh. Some brokers also charge the buyer. Agree the rate, and when it is due, in writing.
  • What you get. Someone local who shows the land, knows buyers in the area and knows the local offices.
  • What to check. Ask whether the agreement stops you selling through anyone else, and for how long. Do not give a broker your original documents or a power of attorney.

A broker is the better choice when you live far from the land and nobody in the family can show it, when the documents need work at the taluk office and the broker knows the process, or when a broker already has a buyer for land like yours. Our guide to what selling land without a broker really costs shows the numbers.

Listing it yourself on property websites

You post the land yourself, with photos and a description, and buyers contact you. Websites and apps that owners in Tamil Nadu often use include:

  • 99acres, MagicBricks, Housing.com and NoBroker. Large property websites. Owners can post a basic listing without paying, and each one sells paid plans for more visibility or more responses. Limits and prices change, so check them on each site.
  • OLX. A general classifieds website and app. A limited number of ads in each category can be posted at no cost, and paid packages give you more.
  • 1acre.in. A website for land and plots, with a Tamil Nadu section and a map of listings. It says owners can list land at no cost, and both owners and agents list there.
  • Facebook and WhatsApp groups for your town or district, where local buyers and brokers share land for sale.

What it costs you: little or no money, but a lot of your time. You take the photos, answer every call from anyone who sees the post, find out which callers are serious, and show the land yourself. Land is also hard to show in photos. A few photos of a field look like any other field.

A website is the better choice when you can take clear photos and a video yourself, live near the land, and have time to answer calls and show it. For a flat in a big city, where many buyers already search the large websites, it can be enough on its own.

Selling with Gmore

Gmore is a property platform built around video, and it is strongest in Tamil Nadu. You pay a fixed fee, and Gmore does the filming and the listing.

  1. Fill a short form on gmore.app with where the land is, what it is, its size and your price, and see your fee before you pay. The fee starts from ₹8,999 including GST for a property up to 5,000 sq ft. Larger land and higher-value property cost more.
  2. Pay online and pick a time for the filming visit.
  3. A Property Advisor calls you to go through the documents and the price.
  4. Our videographer films the property on the filming visit.
  5. Your listing goes live with the video, and buyers searching near your land get an alert.
  6. Buyers contact you directly by call or WhatsApp, or Gmore takes every enquiry and tells you when a buyer books a site visit.

The first fee includes a listing period. After that, a monthly fee keeps the land listed, and there is no commission when it sells. If it is not sold in 18 months, you get a full fee refund, minus GST, as long as you follow the refund terms: keep it listed, keep your price within the range your Property Advisor recommends, reply to buyers within 2 days and allow site visits.

To be clear about what Gmore is not: Gmore does not buy property, does not make instant offers and cannot promise a sale date.

Gmore is the better choice when you want buyers to see a professional video before they call, when you or your family live far from the land, or when you would rather pay a fixed fee than a commission.

How to choose

  • You can use more than one. You can list online, tell a local broker and list with Gmore at the same time. Check that nothing you sign stops this, and give every buyer the same price.
  • For farm land, remember that NRIs and OCI cardholders cannot buy agricultural land in India. Your buyer must live in India, so reach buyers in nearby towns and cities.
  • For a plot, keep the DTCP approval, or CMDA approval in and around Chennai, ready. Buyers ask for it first.
  • Whichever way you choose, fix the documents and check the price first. A patta in the wrong name can stop a sale through a broker, a website or Gmore alike.

Before you list: price and documents

Check what your land is worth with our agricultural land value calculator, which estimates the price per acre by district, and look up the guideline value for your survey number on tnreginet.gov.in. Then get the documents in order. Our guide on how to sell agricultural land in Tamil Nadu lists what buyers ask for, and our guide to patta transfer in Tamil Nadu covers the patta. If you inherited the land, read selling inherited land in Tamil Nadu. If the land has been on sale for a long time, read why property does not sell, and what to do.

Frequently asked questions

There is no single best one. Large websites like 99acres, MagicBricks, Housing.com and NoBroker reach many buyers, and owners can post a basic listing without paying. 1acre.in is built for land and plots. Gmore films your land professionally and alerts buyers searching nearby, for a fixed fee, and is strongest in Tamil Nadu. Choose where buyers for your kind of land search, or use more than one.

Get the documents in order and check the price first. Then list the land with clear photos or a video of the boundary, the road and the water source, the size in acres and cents, the location and your price. Answer calls the same day, ask buyers how and when they will pay, and register the sale at the sub-registrar office once you agree a price.

Often 1 to 2% of the sale price, and there is no fixed legal rate. On land worth ₹50 lakh that is ₹50,000 to ₹1 lakh. Some brokers also charge the buyer. Agree the rate, and when it is due, in writing.

A fixed fee to start, shown before you pay, from ₹8,999 including GST for a property up to 5,000 sq ft. Larger land and higher-value property cost more. After the included listing period there is a monthly fee while it stays listed, and no commission when it sells. If it is not sold in 18 months, you get a full fee refund, minus GST, on the refund terms.

Make sure the patta is in your name and matches the deed, get a 30-year encumbrance certificate and the FMB sketch, and check the price for your district. Remember that the buyer must live in India, because NRIs and OCI cardholders cannot buy agricultural land. Then choose how to reach buyers: a broker, a website, Gmore, or more than one.

Yes, unless you sign an agreement that gives one broker the only right to sell. Read any broker agreement before you sign it, and give every buyer the same price.

Yes. The Gmore app, on Android and iPhone, lets owners list land with a professional video and lets buyers watch property videos and contact owners. The large property websites have apps too.
