Websites to sell property in India, compared for owners

Short answer: For the widest reach with a free basic listing, most owners start with the large portals: 99acres, MagicBricks, Housing.com, NoBroker and Square Yards. For farm land and plots, a land marketplace such as 1acre.in is built around land and checks each listing against state land records before it goes live. If you want your property filmed by a professional team, listed as a video and shown to buyers who call you directly, with no commission, Gmore offers that for one flat fee.

This comparison is written by the Gmore team, and Gmore is one of the options listed. Each platform's own pages were checked in October 2026, and the facts below link to them. Plans, prices and features change often, so open the linked page before you pay for anything.

Checked on 12 October 2026 on each platform's own pages, linked below. Prices are left out because they change by city, by property and over time. For a detailed comparison of Gmore with the large portals for buyers, agents and developers, read Gmore vs NoBroker, 99acres, MagicBricks, Housing.com, Square Yards and OLX.

The platforms one by one

99acres

99acres is owned and operated by Info Edge (India) Ltd, according to its terms. Owners can post a property for free in three steps: add the details, upload photos and videos, then add the price and ownership details. Paid Owner Assist plans add shortlisted buyers and help coordinating site visits. The terms say the "verified" tag means only that the property exists as advertised; it is not a check of documents, ownership, area or price.

MagicBricks

MagicBricks is run by Magicbricks Realty Services Limited, part of the Times Group network, and describes itself as an intermediary that advertises sellers' properties. Owners can post one property ad for free, including land and plots, then upgrade to a paid package or to an Assisted Selling package with a dedicated relationship manager. Owners can also request a photoshoot. On the buyer side, MB Prime is a paid plan that lets buyers contact up to 30 owners directly.

Housing.com

Housing.com was founded in 2012 and acquired by Aurum PropTech in 2026, according to its About page. Anyone can post a property free. Its owner plans page says a free listing can receive any number of enquiries, but you can view only a limited number of them on your dashboard. Paid plans for a sale run from 30 to 150 days and add higher search placement and all enquiries; higher plans add a photoshoot, a relationship manager and AI property shorts. The photoshoot is offered only in listed large cities, such as Chennai, Bengaluru and Hyderabad, and the plans cover residential listings. A listing gets a verified tag after a Housing data collector visits it, or after the owner completes self-verification with photos taken at the property.

NoBroker

NoBroker lets owners list a property free, including land and plots, and its terms do not allow brokers to use the service. Its seller plans last 3 months. Across the four plans, the features include a relationship manager, a field assistant who shows the property, a photoshoot, Facebook marketing, privacy of your phone number and, on MoneyBack plans, guaranteed buyers or your money back on NoBroker's terms. Buyers buy their own plans to unlock a set number of owner contacts. NoBroker has also announced Flixer, which turns listing photos into a property video.

Square Yards

Square Yards describes itself on its About page as an integrated platform covering search, transactions, home loans, interiors, rentals and property management, in more than 100 cities across 9 countries. Owners can list their own property free, with no limit on the number of listings, and upload photos and video. An optional premium membership adds visibility, more leads and dedicated support. Brokers and agents need a membership.

OLX

OLX India is run by Sobek Auto India Private Limited, according to its terms of use, and CarTrade Tech completed its purchase of that company in August 2023. Each user gets a limited number of free ads per category for a set period, varying by category, usage and location; after that, more ads, featured ads and boosts are paid. An ad stays live for 30 days. The terms, updated on 9 September 2026, say OLX does not pre-screen or approve listings, and that it may share a lister's phone number with users of its premium features even if the number is not shown on the ad. Dealers with a paid package can add a video as a YouTube link.

1acre.in

1acre.in is a map-based marketplace for agricultural land, plots and land parcels in any state. Listing is free, with no charge to promote a listing. Before a listing goes live, 1acre checks a basic ownership document against the state government's land records and, where available, matches the location with cadastral maps. Buyers call the seller directly, and there is no commission unless you ask 1acre to sell on your behalf, when it charges a transaction fee. Its About page says it earns from buyer subscriptions and from deals it handles on request. It does not list land for lease at present.

Facebook Marketplace and local groups

Some owners post on Facebook Marketplace or in local buy and sell and real estate groups. Marketplace is used from a personal profile, not from a Page, and buyers message you there. Facebook's Help Centre explains how to sell there. You screen every enquiry and check every buyer yourself.

Local brokers

A local broker brings their own buyer contacts, arranges site visits and helps with the paperwork, for a commission agreed with the broker and usually paid when the deal closes. Agree the rate and what it covers in writing before you hand over documents. Our guide to selling land without a broker sets out the costs either way.

Newspaper classifieds

Classified ads in regional newspapers reach buyers who read print, which can help for land near smaller towns. You pay for each ad, and it runs only on the dates you book. Ask whether it also appears on the newspaper's website.

How to choose

By the kind of property

  • A flat or house in a city. The large portals carry many city listings and let buyers search by locality, so a free post on one or two is a sensible start. If enquiries are slow, compare what a paid plan adds. See selling a house.
  • Farm land in a village. Buyers often live far away and want to see the access road, boundaries and water source before they travel. A land marketplace such as 1acre.in, or a filmed video listing, helps them judge this. Keep the survey number and your state's land record ready, such as the patta and chitta in Tamil Nadu. See selling land.
  • A plot in a layout. Buyers check the layout approval, the road width and whether the plot is clear for registration. Put the approval number and plot size in the listing. The portals, the land sites and Gmore all list plots. See selling a plot.

By what you need most

  • Reach. Two or three platforms at the same price reach more buyers than one. Update every listing when the price changes, and remove them all once sold.
  • Privacy of your phone number. On a free post, buyers usually call you directly. NoBroker lists privacy of your phone number among its seller plan features, OLX's terms allow it to share your number with its premium users, and on Gmore you choose whether you take calls from phone-verified buyers or the Gmore team takes every enquiry.
  • Help with photos and video. NoBroker, MagicBricks and Housing.com offer a photoshoot, Housing.com on some plans and only in listed cities. Gmore's team films every owner's property as part of the fee. On a free post you take the photos and video yourself; our guide to video and photo listings explains what buyers look for.
  • Commission. Owner plans and ads on the portals are priced as plans, not as a share of your sale price. A broker charges a commission. 1acre.in charges a fee only on deals it handles for you, and Gmore charges one flat fee with no commission.

Free listing vs paid service

A free listing costs nothing and can work when the property is in demand, the price matches recent sales nearby, and you can take calls and show the property yourself. Check the limits: MagicBricks gives one free ad, OLX has a free limit per category, and on Housing.com a free listing shows only some of its enquiries on your dashboard. You also take the photos, screen every caller and arrange every visit.

Paid plans on the portals buy more visibility for a fixed period, such as 3 months on NoBroker or 30 to 150 days on Housing.com, and some add a relationship manager or a photoshoot. Read what each plan includes, how long it runs and any money-back conditions before you pay.

A paid service does more of the work for you. A broker finds buyers and handles visits for a commission. Gmore films the property, lists it as a video and alerts buyers nearby for a flat fee, with no commission. Compare the total cost against what is included and how long it runs. On a large sale, a commission can cost more than a plan or a flat fee; on a small one, a free post may be enough. If a listing has been live for months without serious enquiries, read what to do when a property is not selling.

Selling land in Tamil Nadu

Tamil Nadu is where Gmore has the most listings and the most sold properties. Properties in Chennai, Coimbatore, Madurai, Trichy, Salem, Vellore, Hosur and Namakkal have sold through Gmore. Buyers searching nearby are alerted when a new video listing goes live.

Whichever platform you use, buyers in Tamil Nadu ask for the same papers first: the sale deed, the patta and chitta, a recent encumbrance certificate, the FMB sketch for land, and for a layout plot the DTCP or CMDA approval and the RERA registration where they apply. Having them ready saves time between the first call and the advance. 1acre.in and the national portals also accept land and plots in Tamil Nadu.

For the options, costs and steps in detail, read the best way to sell land in Tamil Nadu, or see your fee for selling property in Tamil Nadu with Gmore. If you live abroad, see selling property in India from abroad.

Selling with Gmore

With Gmore, a team visits and films your property professionally, and the listing goes live with that video in the Gmore app and on gmore.app. Buyers searching nearby are alerted, and they call you directly, or Gmore takes every call and tells you only when a buyer books a site visit. You pay one flat fee, shown before you pay, and zero commission when it sells. Gmore is strongest in Tamil Nadu and films properties across India. Sell your property with Gmore.

Next steps

  1. Get your documents ready before you list: the title deed, a recent encumbrance certificate, your state's land record and any approvals. Our guide on how to sell property in India lists them step by step.
  2. Set your price from recent sales of similar property nearby, not from asking prices on the portals.
  3. Choose one to three platforms that suit your property, such as a portal for a city flat and a land marketplace or a filmed listing for farm land, and keep the same price on all of them.
  4. Review after four to six weeks. Count serious enquiries and site visits, not views. If there are few, look again at the price, the media and where it is listed.
  5. If you want it filmed and listed for you, see your fee before you pay on sell your property with Gmore. If you need to sell soon, read how to sell your property fast.

Frequently asked questions

There is no single best website for every owner. For a city flat or house, the large portals (99acres, MagicBricks, Housing.com, NoBroker and Square Yards) offer a free basic listing and paid plans for more reach. For farm land, 1acre.in is built around land. Gmore films your property and lists it as a video, with buyers calling you directly and no commission, for one flat fee.

Yes, on several platforms. 99acres, NoBroker, Square Yards and 1acre.in let owners list free, MagicBricks gives one free property ad, Housing.com allows a free listing but shows only a limited number of enquiries on your dashboard, and OLX has a free limit per category. Gmore is not free for owners: it charges one flat fee, shown before you pay, with no commission. Checked October 2026.

Yes. 99acres lets owners post a property free, with photos and videos, in three steps: property details, photos and videos, then price and ownership. Paid Owner Assist plans add shortlisted buyers and help with site visits. Its terms say the verified tag only confirms the property exists as advertised, not its documents, ownership, area or price, so buyers still check the papers. Checked October 2026.

It depends on the land and the buyers. 1acre.in is a land marketplace that checks an ownership document against state land records before listing, and buyers call you directly. The national portals accept land and plots alongside flats. Gmore films farm land and plots, so buyers who live far away can see the road, boundaries and surroundings before they travel. Many owners use more than one.

Owners in Tamil Nadu can list land on the national portals, on 1acre.in, which accepts land in any state, or with Gmore, which has most of its listings and sold properties in Tamil Nadu and films the land for you. Whichever you choose, keep the patta, chitta, encumbrance certificate and FMB sketch ready, because buyers ask for them first.

Collect your documents, set a price from recent sales nearby, then post on one or more platforms that suit your property. 99acres, NoBroker, Square Yards and 1acre.in accept free owner listings, and buyers contact you directly. You handle the photos, calls and site visits yourself, or pay for a plan or a service that does part of the work, such as Gmore's filmed listing for a flat fee.

On some platforms, yes. NoBroker sells buyer plans that unlock a set number of owner contacts, and MagicBricks sells MB Prime, which lets buyers contact up to 30 owners directly. On 1acre.in, only premium subscribers get unlimited access to sellers. On Gmore, buyers call or WhatsApp the owner directly, or the Gmore team takes the call. Check each platform's current plans before you rely on this, as plans change.

Start with the papers: the title deed, a recent encumbrance certificate, your state's land record and any approvals. Price the property from recent sales nearby. Then choose how to find buyers: a free listing on the portals if you can handle calls and visits, a broker for a commission, or a paid service such as Gmore that films and lists it for a flat fee. Review enquiries after four to six weeks.
